Is it possible that at some point it was reseeded with a different type of grass that just takes longer to green up in the spring?

It may be that the soil in that area dries out faster than in other areas. Or is compacted and not allowing water and nutrients to penetrate down into the soil profile and they just run off.

Thanks for replying. Yes, that's certainly possible as there seem to be different blades of grass in there. But why would it go totally brown like that like clockwork in the fall? Do certain types of grasses just do that?

I had areas like this in my lawn. Aerating, overseeding and fertilizing regularly with soy and alfalfa have helped tremendously.

Probably someone planted zoyzia. None of the cool season grasses typically used in gta will do that.

Thanks everyone for your replies. ssewalk1, no there are no downspouts nearby. mishmosh, I just looked up Zoysia and it sure does sound like this area must have been seeded with it. Which is bizarre because it would make no sense to even SELL Zoysia up here.
