I do have a realtor. She put up the listing. But she can see the listing, I’ve had a couple friends do a blind search and they can find it, just not me!

That is strange. Maybe back-track your iPhone app, to confirm all is ok. If you Google your address on iPad ("XYZ Selling Fast Street) with Zillow, can you see it then?

I might also ask a Realtor what else she's done to make your listing visible, on the Internet and to her colleagues. Old school, included- how many of the area's busiest/highest selling buyers agents- have they been personally contacted? Did she do a Realtor's tour? Those kinds of things very often sell a property faster, at competitive prices, than anything.

My property is not the norm, so she is marketing in a non traditional way. Submitting to gardeners groups, wholesale nurseries, llama groups, dog and horse groups, etc.

When you google your address it should show the website in which your address appears. Also, she should be able to provide a list of website submissions so you can see how your listing appears in each one. IOW, don't just go to Zillow or Trulia, check to see where your address is listed in each of the non-traditional locations too.

I ended up deleting my Zillow app and redownloading it and now it’s fine. This latest update has caused so many issues.

Agents do not manually enter listings into most of these third party sites.

No but we can make adjustments to the MLS listing which will show up in the 3rd party sites.

Personally, It would not bother me if it showed up in Zillow or not. Homes sold before Zillow was ever conceived.

Ncrealestateguy, we have found (and purchased ) properties using Zillow as our first search. Don't dismiss the marketing that a Zillow listing has.

It may just be old school but for years in this area some people did not want realtor signs in their yards. Probably there are still a few that do not want their property posted on "public sites". Perhaps some of the realtors on here can comment if they have run into this recently. The people either were afraid their property would be broken into or putting signs up invaded their privacy.

It's extremely rare in my area for someone not to want to be posted on public websites. It is common to not have a sign because many of the gated communities here prohibit 'for sale' signs anyway. In my area a large portion of the homes are in gated communities. I have never had a seller ask to be excluded from the web though....even if the seller is tech adverse.

My home does not have a sign. Because of the size, shape and nature of the property I don’t want “drive bys”. So being on Zillow is helpful.

Zillow is easier navigate than Realtor.com. It's a better tool for shopping. That means more clients. I'm old school, but it's what I use for property shopping.

homechef is right about realtor.com, why doesn't someone improve that site. I use redfin, its easy to navigate, I saw the house I bought on my redfin, it went off the market, I saved it as a favorite, redfin alerted me it was back on market, I contacted the agent immediately, viewed with her and bought it quickly. Realtor.com no matter how I filter it, doesn't give me the same results.

I have to agree with homechef and cmarlin too. I don't know why Realtor.com doesn't improve the website...they have been promising us Realtors for years.

When we were looking I liked realtor. com. The biggest annoyance was that on the mobile app you could set houses 0-50 years of age but not 0-30 years of age. What I wanted was to be able to set 0-35 but you couldn't. That said, zillow doesn't have enough filters. It doesn't allow you to select single story. I know you can do keyword searches but I find that on Zillow that often leaves out some houses or includes houses you don't want to be included. For example when I put single story in keywords, it then excludes the single story house that I actually have under contract. Also, I don't see that it shows houses that are active with an option contract. In the market I am in that is very common to see so I want to know that right away and I don't find it on zillow.

Zillow does show Pending as long as the lister has updated the info.

We just purchased a second home in another city and used Zillow to find what we wanted in particular vicinity. Since work takes my spouse to that city regularly, I would find the neighborhood/houses and send him a list to check out and we found he perfect place for us.

I have never used Redfin, that's nice to know.

I always used realtor, but have now found that I use redfin a lot more than realtor. For whatever reason, i get these alerts from redfin about new listings in just about any area I have looked- ever. i don't mind because we are seriously trying to find something and realtor is just painful sometimes.

In selling our house, the realtors said that zillow is the number one search engine for homes at least in our area. I find it very problematic and it definitely does not show pending and under contract as updated as redfin and realtor.

The listing is active and across many platforms at this time. We had a showing earlier today and the people said they were going to go be looking at putting together an offer. I’m not holding my breath, but will be open to anything that results.

Of course Zillow shows "Pending" when the lister updates it.

SaltDawg- I am sure you are right that zillow is updated when lister updates it but it just seems that redfin and realtor are updated quicker.

I actually (ignorantly?) did not know that a lister does the udpating on zillow. I thought it was more of a feed like realtor and redfin . I guess like most things, it helps to know the process so I stand corrected about zillow..

Actually it is a feed from the MLS to Zillow. Some MLS's don't participate so there has to be a manual change.
