Depends on what you are looking for in a home warranty. If you are wanting things like plumbing, heating and cooling, or appliance repair there are several companies. Our city suggested HomeServe for water and sewer repair. They also sell various other types of warranties but with the experience I had with them I could never recommend them to anyone. They contract out to repair companies to do the work. They came once with the wrong equipment and three months later just before I cancelled they were still contacting me asking how the people that came the first time did their job. Several appointments during that time where no one showed up or called.

There are many things that this company would not cover for other people like cold weather breaking a pipe. Watch the wording for repair or replace because the quality that is the replacement is seldom of similar quality.

For most part all they do is keep putting band aids on whatever breaks down.

From what I've read and what you both are saying, I think none of these companies are any good except for collecting a customers money. Thank you.

Can't speak about today, but DD's house had a warranty and it paid to replace the DW that died a month after they moved into the house.

They are Ok if you don't have the money to repair or replace an item. Also if you don't know how to fix anything. They will replace an appliance if it is unrepairable, but your going to get what they give you. You have to read the fine print.

We have fixd. It is new to our area, but it has worked very well so far. We have called them twice, and they have done the work, taken only what fee was set up front, and not tried to upsell or upcharge us. So far, so good.

We have had American Home Shield for many years. There have only been maybe 2 or 3 years when we didn’t have to call them, but in the years we did, it certainly paid. One year alone my washing machine needed 2 repairs and the dryer died. AHS replaced the dryer. I can’t tell you how many air conditioning and heating calls we’ve had over the many years, but we are well ahead with the cost of repairs. Rather than buying extended warranties on appliances, I think the home warranty has been a better deal.

In my area home warranty plans are usually purchased by the seller as part of the sales deal on older homes. I've never had one but I can see their appeal to a young family buying their first (but very used) home with little cash to spare. I'm not sure I'd buy one for myself. Instead I usually factor the probable big ticket item repairs into my purchase offer and budget.

Lazy_gardens. I had the same experience until Fixd. I wasn’t expecting it to be very helpful, but it’s been a positive experience the two times we used it. I wouldn’t use anyone else.
