Are you the owner or the tenant?

Who will maintain the landscaping, the owner or the tenant?

I'm the owner. Purchased two weeks ago. I'll have to maintain the landscaping. We do have a tenant who offered to mow, as things have not been kept up well previously.

I don't know your area, but in my area of S Fl it is better to have the LL take care of the landscaping because if a tenant runs into financial difficulties, the very first thing that suffers is the landscaping maintenance. Even if they say they will do it on their own. Check with a local Realtor in your area that works with investors so they can give you accurate info.

ETA: Post in the landscape subforum too. Add your plant hardiness zone so specific plants can be provided. There are several posters in that forum that can photoshop an idea or two for you.
