If you are listing the home for sale you want to play up the home's best features. That big window in the LR is lovely but is partially hidden by the chairs.

If you stay with that configuration I would just remove the TV. Rooms with a TV either have chairs that orientate to it or what's the point? I would be inclined to swap the chairs and couch. I want a room to flow, I understand the couch is delineating the living room from the dining room but the chairs would allow visitors to get from one to the other easier, it would be more welcoming. The chairs in front of the windows play up the window more than the could would...it's a trade off.

I think it looks very good- probably the only tweak would be as Donald mentioned, some plants and maybe some flowers.

One thing they did when we listed our home was put some nice green Granny Smith Apples in a bowl on the kitchen table. It really added a nice touch of warmth, practicality, and color.

I would eliminate the tv. The arrangement emphasizes that one can’t possibly comfortably watch tv In that room.

I'd remove the chairs as they cover the pretty window and make the space look a bit cramped. Think OPEN. Actually, I might try angling one chair in the corner where the floor vent is, and would remove the tv.
