I am not an engineer, but if the sellers follow the report and have a column installed...then the issue would be resolved. I don’t see how it would negatively impact a future sale, unless the column is in an undesirable location or is unattractive. The stress on the beam would be resolved so it wouldn’t come up in an inspection. I also don’t understand how you can get more “leverage“ against the seller after it’s fixed. If they fix it, to me it becomes a non-issue.

It's a non issue after it is fixed . It is an easy repair too. No need to try to gouge the sellers after they repair it. The home is still worth what it was to you when you signed the contract.

I agree with the others: it's a simple and effective fix, and the house isn't devalued by the fix.

For the life of me, I do not understand why this was posted. The LPE did his job, identified a deficient condition, proposed a remedy, did an analysis after the remedy was taken, and gave a range of costs to remediate.
