None of those will be worth doing for the money that they will cost.

Can you post close ups of the specific area? It’s difficult to read the measurements on the large floor plan.

Of the options - I like #3 best, because of the added washer/dryer. Number 2 is a close second because you get more natural lighting. In option 1, I’m not sure if I’m missing it or not- but there doesn’t seem to be any windows in the bedroom. The bathroom has one, but I don’t see a window in the bedroom. (And not just for light - you want to be able to open windows for fresh air too!)

I’m not a pro- but that’s my opinion :)

#3 and put windows on at least 2 walls maybe 3 In the bedroom. facing west you’ll need curtains but you can get a cross breeze

Number three is what I am
leaning towards as well. I agree with having windows added to the sides if they bedroom, the more natural light the better :) We’ve decides to work with an architect for the exterior work and I think they will review the inside. I think that’s a great idea to move the bedroom entry past the laundry, I hadn’t thought of that. When the kids are old enough to their own laundry that will be much nicer!

greendesigns, why do you think it’s not worth it? we think it adds tremendous value, currently there is only one main floor bathroom that would be shared with kids + guests and very little storage. To gain our own bath, more closet, and main floor laundry is going to add more than double the cost of what it is to add on.

You’ll have to live in a HCOL area for the 150-200K expense to ever be recouplable. In a LCOL, it wont add enough value to the home to ever be recouped.
