My Old House May Have Sold!

I got an offer. I accepted.

I didn't post the renovation process here, because I didn't like all the Realtor's suggestions (but I went with them anyway - I am not the person buying my old home). I don't like greige - the house has been repainted greige. I don't like the new front walkway, which was stone, but is now a wood thangamagig that is much less aesthetic than if they'd reworked the stone to be back to its former state - and which would have cost me a lot less, in the interim. But hey... as I said, I'm not wanting to live there any more, and the realtor my lawyer steered me towards does have a good handle on things.

I don't count the house as being sold until we actually sit down early September (closing date) and sign the contracts and whatever.

I did go down to do some intensive landscaping work - the guy who came in to do renovations suggested that the overgrown rock garden be turned into lawn. I turned to look at him: And yeah, how on EARTH are you going to get a lawn mower up there? So I spent several days there weeding and returning that rock garden to a good rock garden. (Okay, for those who may want to know why this got overgrown - I've broken my ankle, and had pins and plates put in, and I had a tumor growing in my knee that all the doctors didn't diagnose for several years -- all limiting my physical movements - and I was focused on my retirement home, whenever I could focus... and before I retired, I was working 9 to 11 hour work days which doesn't count commute time.) The rock garden looks awesome now, and there's plenty of space for the newcomers to plant whatever they want... or let it go back to weeds. I left them the real plants that actually lived there, and added in about three other perennials. And mulch.

At any rate.. I am crossing my fingers. And, toes.

Tentatively YAY-ing! :P Will keep everything that can possibly be crossed, crossed, for things to proceed smoothly through to the day you sit down to sign the contracts and closing paperwork!

I had to renovate some of the circuitry outlets in the kitchen and baths (new code) - DONE. A couple windows needed replacement - DONE.

The FHA loan requirements have all been met as of this past weekend.

The buyers have now come back and want me to add in a hard water whole house filtration system.

I'm like... NO. I bought a Brita for drinking water. I lived here for 27 years and know to use vinegar to remove calcium stains, and so forth. If you want one... do it yourself.

(Of course, we go through the realtors. They can make things nice and polite.)

I'm glad that the buyers of our SoCal house didn't ask for anything ridiculous and were pleased that it was in great condition with no repairs needed (it was built and first occupied in 1978, for a place that age I guess a lot of people expect they'll need to do a lot of work? They have already sold it as of March 2019 and from the pictures it doesn't seem like they did any upgrades and the paint/carpet/flooring as well as the appliances we sold with the place were all still the same.) - Looking back, I almost miss the tile kitchen counters we had, I didn't need a cutting board with those things as long as I followed up with those Clorox wipes. I think the next project I want to do here in our present home will be new shower doors - the ones we have are those old-style textured things instead of the frame-less glass we had in SoCal. In time I'd like a whole house water softener system, after having hard water at all the places I've lived since moving out of my parent's house I really miss softened water! :P

Definitely have the realtors as the go between - they're well practiced in the art of telling people NO THEY WILL NOT DO THAT, ARE YOU SERIOUS!?! but in a nice polite way. ;)

Yes, I think sometimes a buyer will say, "Weeeell, let's see how far we can push the seller...."

Apparently, being told NO (politely) worked. Haven't had any other "Do this...." from them.

So far... everything seems to be on schedule and per plan Fingers remain crossed...

I see this regularly on both sides of the coin, buyer and seller. Most especially prevalent wtih buyers.

You did exactly the right thing. Most buyers will push until they get a "no" from the seller even on an AS IS purchase.

So glad that everything is going according to schedule for you.
