You just THINK you want tile with a gloss! Unless you rarely enter your kitchen or use it, it's going to be a disaster for so many reasons.

Put in a hardwood floor to match the others in your house, and get a Water Hog mat for the door, and if people are careless in your family, for in front of the kitchen sinks well.

Whatever happened to people having a nice shine on their kitchen floor? No one cares about that anymore? Why don't I want a glossy tile if it can be anti-slip?

I have hardwood in every room of my house except the bathrooms, where I have nice glossy tile. I love hardwood but I have stained trim throughout my house, and cherry cabinets in the kitchen. I am tired of wood. Also the wood in the LR has been discontinued so I wouldn't be able to get anything that would match. I just don't want to have to worry about getting the kitchen floor wet, and I would worry a lot if I had a wood floor in there. :(

Wouldn't a glossy tile floor also get slippery when wet in a bathroom where there’s a greater chance of water on the floor than a kitchen?

Yes, the bathroom floors are hazardous when wet. They were chosen by a designer and I had never used tile before so I didn't know. They look great, we just have to be very careful not to slip! That is why I have this problem with the kitchen. I love the shine, but I don't want to have the safety risk.

A commercial floor maintenance company isn’t going to be thrilled by a tiny little residential job. The price will reflect that. And that’s who you need to apply that. You’re not going to have the right equipment. Unless you want to own your own buffing machine like your grandmother gladly gave up? And strip and reapply semi annually?

Sometimes we must go with function over form. Glossy tile in a kitchen is a mistake. There are many beautiful tiles out there that are not glossy and pose no safety issue.

@darbuka...I know what it takes to keep a shine on linoleum and I have no intention of going there!

I may call SparkleTuff and find out more about the product. I hate to give up on what appears to be THE answer to what I want in my kitchen.

A shiny floor will show every footprint, water spot, piece of hair (pet or human), speck of dirt, etc., b/c those items will "interrupt" the shine.

Shiny tiles might work in a bathroom b/c it's not a public room and you don't spend as much time in there.

The tiles in my bathroom don't show footprints, smudges, or hairs. This might be due to the fact that the tile has marbling through it. These tiles don't shine like they have a mirror finish. I have the coordinating tile on my shower walls and those tiles do have a super high gloss finish.

This is why I find it so hard to make a decision with FLOORS. You can't always anticipate problems and there is nothing worse than discovering the problems too late. :(

Anti slip coatings are not once and done. They are part of a routine commercial maintenance program. Every time you clean the floor, you remove part of the coating. Hotels and government buildings own buffers to polish, scrub, strip, and re apply. You will need that level of care as well.
