Which Kitchen Is Best??

Hi Guys,

I am flipping my first house and am currently trying to decide between a few kitchen options. I am having difficulty weighing the importance of different aspects of a kitchen. It’s is a medium sized kitchen, 21’ x 10’ with a 9’ island. I have attached a few different options in the photos and would love to hear some opinions! There is a huge sliding glass door to the right of the island, and I have an option to put two large skylights between island and back wall, so natural light is not an issue. In my opinion, I think there should be at least 1 window in a kitchen, but people have told me it’s not a big deal. Thoughts?

    For 21 ft I think you are almost obliged to do number 3 w the abundant tall pantry space, just be sure that insides of those have a variety of storage configurations as it may become more than just kitchen items ....but rather household storage also. Can you flank the range hood w a window on each side and maybe one cabinet on each side? You have to put in base drawers. Adding windows.....making the pantry cabs actually good storage and base drawer stacks will tick your costs up....presumably you are contractor and worker both to save you money and make it worthwhile .

    I'm not a huge fan of all that shelving but esp not over the range like that. I'd instead think about some shelving at the end over the wine fridge and the rest upper cabinets. A sink under the window is ideal for me so I voted for the middle one.

    I think more storage trumps windows, if the sink and prep area face an open space. I have no window in my kitchen ( other than a tiny interior window, 8 inches wide, no glass, looking out to the dining area, )but sliding door that offers abundant light and views. my sink and prep area in the island make me happy. I'm a bit claustrophobic. most depend on light, and long views when I'm prepping. I'm not enjoying scenery at the cooktop....

    You could do a whole wall of windows in version 2 (instead of shelves) and still have plenty of storage cabinets!!!

    Where is the hood exhaust duct? Or where will it be?

    is the view out the existing windows undesirable?

    There is a 15’ set back where that window is facing, so there will be some sort of landscaping there but it is not considered part of the main backyard area.

    The hood exhaust will vent up and out of that wall.

    Of the three proposed, #2 but without the open shelving. Actually, I would prefer to switch the perimeter sink/DW with the range so the long end of the island faces the range. I would then put the DW on the left side of the sink.

    I would put a window over the perimeter sink, if possible -- and the bigger the better! If the window can only go on the other wall, then I would put in two windows flanking the range/hood.

    If you don't put in a hood 6" wider than the range, at least leave enough room so the new owner can replace the smaller hood with one properly sized and more functional. (Those low profile hoods lack the "cup" necessary for capturing and holding the fumes, odors, grease, smoke, and steam for exhausting to the outside.)

    For the other two, I wouldn't want them unless I factored in a gut job to redo the Kitchen in the price of the home. The layouts are deal-breakers for me (unless I got the home at a price that would allow me to gut the Kitchen).

    #2 with the sink under the window. Having a window is almost always better than no window. But remove the island sink, and use upper cabinets instead of the open shelving. And lower drawers in any design rather than cabinets - upscale buyers expect that.

    Will there be enough room between the island and the dining table if there's seating at the island?

    I would not buy a home with open shelves near steam like sinks & stove. They get a build up of more dust that sticks to steam. But if doing shelves #2 near sink is better than stove.

    Option 1 or 2 with some changes.


    OPtion 1 ( my choice out of the 3 posted)


    add cabinets around stove. make shelving between cabinets on other wall instead.




    OPtion 2 , it's ok.


    move fridge to left with panel on right of fridge & get 1 wider pantry to right with 3" tall filler against wall. That should save $ buying pantry instead of 2.


    make sure to have enough room in front of stove

    If you do #3 make sure there's plenty of room to open the fridge with a human in front of 48" usually is enough. Check fridge manual before buying cabinets.


    I would also move shelving to the other wall instead & consider getting 1 pantry if trying to cut costs.

    I wouldn't have a kitchen or bathroom with no window.
