Small condo kitchen layout - help needed

I am working with my parents on a small condo kitchen remodel project. We are working within the existing footprint of the space, but can move around all appliances as necessary.

Required appliances to fit into the space:

  • 30” wall oven and built in microwave (must be on wall and not under cabinet or part of range)
  • 36” cooktop
  • 36” cd refrigerator

The peninsula in the drawing (which is showing sink / dw) opens to the dining room and family room. The other three sides of the kitchen are fixed walls that aren’t changing.

We are trying to maximize the countertop space as well as storage while fitting in the required appliances.

Any input or suggestions would be greatly appreciated!

    How much room is available on the other side of peninsula? Could you remove the peninsula and put a island with sink in center area? What are the dimensions so I could test some options. Measure the room wall to wall and post photos of adjoining space. Stand as far back from kitchen as possible and give us picture of whole space.

    The current peninsula has an angle at the end which we want to straighten. There is plenty of room for a generous overhang for seating if they want it; however, the other side of this peninsula is the dining room table and just past the dining area is the family room.


    There has been a suggestion and drawing done which provides an island instead of the peninsula; however, it extends too far down from the point where the fixed wall is (with bathroom behind the refrigerator). The configuration did not work well and was not appealing to my parents.

    Be careful with the corner wall oven & the wall space you plan to use for it. I would advise using fillers between its side panels & the cabinets on either side. Depending on your oven, if you don't use fillers, there is a possibility that any drawers on either side will not fully pull out & pass by the oven door & handle.

    I'm attaching a layout I have as an idea of the minimum wall space required for such a set up to. Measurement of back wall shows the distance along wall excluding tall panels & fillers.


    PS. You aren't showing any fillers at the corner where the wine chiller is. Those cabinets, need approximately a 3" filler on either side next to the tray cabinet & next to the 27" cabinet. Especially when using drawers. They won't pull out pass handles/knobs. Rule of thumb is allow a 27" space from wall out to start of cabinet or, about 3" of filler passed a 24" deep base cabinet.

    Thank you for the feedback on the corner oven setup. We had 48" allocated but realize we may need a bit more on either side. It takes up way too much space, but we were trying to consider all of our options. I don't think having the wall oven and built in microwave in the corner is the best solution.

    No having it in the corner really is a poor solution.

    The dimensions of the room are in the first drawing. I'll note them here as well...


    155.75" - outside wall (where we are showing the cooktop)

    114.75" - peninsula length / opposite wall (garage on other side)

    82.75" - refrigerator wall to opening of walkway

    I'm not a fan of appliances, oven or fridge set on the diagonal for that very reason. It takes up a lot of wall space. I have the plan I've posted on file so I can show potential clients how much wall space it actually needs.

    2 is a no go for sure. The problem with 1 is the widest drawer is only 27" which doesn't allow for much to be put in there.

    Additionally your uppers on either side of the cooktop are not the same size. I think that may bother you when you actually see it.

    Can you also post a rough floor plan of how the kitchen relates to the condo's public rooms? For example in plan 1 where does that 47" opening lead?

    PS now that I'm on my computer and not my iPad I can see the wall dimensions.

    Lastly are you sure you can move plumbing? I lived in a condo with concrete floors and there was no way to move the plumbing more than say 1'.

    IF you go the corner oven route, try recessing it into the corner. A GWer (Alku50) did that. I'm not recommending it, I'm just commenting.

    Agree that #2 is a no go with the corner oven setup. Not sure why I event posted that. Lol.

    Yes confirmed with contractor that all appliances, plumbing, electrical etc can move.

    I will post a rough layout in a bit of the adjacent spaces.

    Understand the comment re size of drawers and uppers not being even. The current layout does not have any cabinets on the wall that backs up to the garage (far right in drawings). We were trying to maximize storage but could go back to a somewhat galley plus peninsula setup to “lengthen” the amount of drawer size on the cooktop and refrigerator walls instead. One idea that has been proposed in that solution is to have a small bump into the garage for a pantry type cabinet with rollouts. Maybe this type of setup would work better? I can also post that option shortly.

    How good are they about cleaning up now/today? Do dirty dishes ever stack up next to the sink? Are they diligent about unloading the DW immediately after it's finished so dirty dishes can be put directly into the DW? Do they use the DW for all dishes (i.e., no handwashing)?

    I'm asking b/c putting the Cleanup Zone in the most conspicuous location means dirty dishes front & center and on display for all to see. If there's seating, it also means dirty dishes "in the face" of anyone sitting there -- not particularly pleasant.

    You have plenty of wall space for your appliances, so it's not a matter of no place else to put the sink & DW.

    Do they ever prep/cook at the same time? When there are parties/get togethers, do multiple people work in the Kitchen?

    (I'm trying to establish their needs.)

    They are very diligent with clean up - they do not stack dishes ever next to the sink except momentarily while they are being washed (if not in the DW), then they immediately dry and put away. They use the DW regularly and only hand wash items that are not DW safe.


    We agreed that wasn't the ideal placement for the sink / DW, but was concerned about how to get it all in elsewhere. Mom doesn't like the placement of the DW and wants it within reaching distance of where she will put away silverware and dishes when unloading. However, swapping with the trash does not solve that problem.


    Considered putting the sink and DW on the back right wall - do not have a drawing of that yet.


    Most of the prep and cooking is done alone by mom unless there is a party / get together / holiday and you may have one more person in there helping her. She would prefer to have enough counter space for prep and baking / canning.

    Here is a very rough layout of the main floor of the condo. The only dimensions listed are the kitchen. Everything else is not perfectly drawn to scale, but should give you a good idea of relationship between the spaces. There is no interest at this time in making other major changes (ie bathroom).

    What's the scale? It looks like 1 square = 12" x 12"...is that correct?

    However, what would be really helpful is if you could label each individual wall and opening/doorway. "Counting boxes" and trying to figure out what a partial box really means is tedious and prone to error, especially as the estimation errors accumulate. This is what we need:

    For the kitchen area, there are only 3 solid walls with no windows or doors. I have noted these numbers in an earlier note.

    The dimension for the long wall on the top of the drawing is for the total length of the space to the end of where the peninsula (or cabinet run) would end without the countertop.

    The wall on the far right (backs up to garage) is fixed and no doors or windows here either.

    The 82” measurement of the wall that is shared with the half bath goes from the garage end to where the wall stops. There is an opening into the current kitchen at this position.

    I apologize but I am not at the condo right now, nor are my parents. I do not have the exact dimensions of the rest of the first floor. My parents have already planned to keep the dining room and living room as is in terms of space and do not want to make the total kitchen size any larger. They are willing to completely remodel the space and could do a bump out into the garage if necessary for a pantry / etc but other than that, the walls would stay put.

    I recognize that it is helpful to have the entire house floor plan, but i hope this overview is enough to help at this point.

    Honestly I'd be inclined to make this a galley kitchen closing off the entrance you have now and making the entrance from the dining room only.
