"Good deal" might have been a generalized complement. Maybe the sellers were extra motivated by factors related to their age and maybe health? Maybe you got a money-pit? Maybe the sellers liked you?

Don't fret. The sellers are probably toasting with champagne at the wonder 'deal' that they got!

Think a minute. How much more would you have paid for the house? Would you have gone under contract so quickly if it had been priced more?

Of course if you really feel badly you can always hand them (a couple) thousands dollars after closing :)

Your sellers are happy the stress of being on the market is gone! They can get their life back to normal while they pack and not worry about keeping everything quite so tidy.

Thanks you guys, it’s kind of ok, like good karma. I’m thinking about the 3 year old home we sold in 2008. Way, way below replacement cost and what we paid for it. Big $$$ loss there, so maybe now we regained some footing. (:
