I am loving y'all more and more... No, I don't really use the actual dining room/as in the combo living/dining room) for formal dining. Thanksgiving - only six people - was around the table in the kitchen. I tend to do all my social stuff in the den, kitchen/breakfast area and backyard. It might just be the fact that it feels so separate - I'm not sure. I would LOVE a half bath but I am not sure I have enough budget for that. Still, I can dream, right? :-) I suppose it could go where the huge coat closet is.... Also, you're right about the staggered wall where you put the built-ins - love that solution too.

If it will be a bedroom, I can raise the ceiling to 8'. If a playroom, I may take advantage of the roof and make it vaulted without raise the ceiling. The master bedroom is actually about 14' by 19'. I want to have a bay window, the software does not support that. The area above bedroom is all part of the bedroom. Sorry for the confusion.

Hi cjp3, Love your house plan. Would you consider moving your dining set closer toward the media room and using the space by the jut out for a small seating area for tea or reading. Although the layout in my home is a bit different ( more of an L shape) I have found it very useful and comfortable to have a small sitting area with a nice view in my great room. I find when one or two friends come to visit they gravitate to this area. I have a small tea table with 3 upholstered chairs. Enjoy your new home. Kapitigirl

What a great space! Just remember to choose furniture and items that you LOVE! Let the items speak to you, and fill your home with things that make it feel like YOUR space. I've redecorated so many different apartments with new and old furniture, but I always hold on to stuff that is functional and pretty. Ikea is a great place to start since it's affordable, but I always look for items that "feel" expensive. And don't be afraid to switch out hardware. Happy decorating!
