Ideas for large open concept new build!

We are having a house built for us and the main living area is essentially an 800 sq ft open concept area (floor plans attached).

Really looking forward to the space but a bit intimidated as to how to decorate or delineate the different spaces. Any general ideas how to break up the space effectively? Any ideas appreciated!

    First, I'll answer your question. To best delineate multiple living areas without walls or ceiling definition, I would use area rugs and float the furniture. For inspiration, look at loft decorating for ideas.


    And now an observation, are you positive you want your powder room to be next to your dining room table? Smells, sights, and sounds might be disturbing at the dinner table.

    I think in general, with open concept floor plans the furniture will help to break up the space. The Dining table will create a defined space for your dining room, a couch will help to create a space designated for your family room, and it helps to if you have rugs in the space or things that create a type of border

    That was just a suggestion for that area. I am thinking the table might be more centrally located on that side but point certainly taken.

    I would rethink the whole concept. The living room area is very long and narrow and will not be conducive to a good furniture layout. Have you tried laying out furniture in the space?

    Where do you enter the house?

    Agree the bathroom is in the worst possible space whether that's the dining room or you put the living room there.

    How does this space relate to the rest of the house. Rooms do not live in isolation from the rest of the house. There are things like circulation paths to consider too.

    I appreciate the feedback but we are not changing the layout as it is being built now. You enter into a foyer and then walk up to this space. The bedrooms are above. I have laid out furniture in the space and it works well though I prefer the actual dining area to be below where it is marked in the picture. So the bathroom would basically be I the only spot it can be and I do not find it to be in a bad spot especially since most of the use will be in the daily room area.

    Thank you. It is certainly a unique concept and I really want to roll with it. We do not need a lot of space and will not be having tons of guests regularly. Thanks for the ideas about mirrors.

    We have an open space kitchen/dining/living room, though not as large as yours. The kitchen is delineated by the island and a lowered ceiling; the rest of the space by furniture, rugs and art.


    Incidentally, in our previous home, also open space, the powder room was a bit similar to Worthy's concept - located on a landing three steps down from the living area.

    One suggestion I would like to make is to extend your deck to past the kichen window. Have a shelf built outside the kitchen window. If you eat on your deck in the summer it is so much easier to place the food out the window than walking it around to the sliding doors.

    I understand that the floor plan is set...but you really might want to plan for ways to minimize the sounds that tend to come from bathrooms - sound proof walls? A very noisy bathroom fan? We had a similar open concept layout, although our bathrooms were a bit more removed from the main living area. The bathroom noises were incredibly noisy, which was bad enough when it was just family at home. But when we had guests - oy.

    We will open up the downstairs bathroom and upstairs bathroom for guests if that is ever an issue. Not sure how many people are...umm..taking loud bathroom breaks when they are at a party or guests somewhere. If it is family, they can go to the bathroom wherever they please.


    The point is taken though and we will make sure that any 'oopsies' are mitigated by some other factor!

    I think if you combine the pantries into one, the one on the end of the room becomes the little hall and you can put the door there, switch the toilet and sink spots, and all the stuff in the pantry will block the sounds coming from the bathroom.. soundproofing provided by the stuff in the pantry !

    Lisa - thank you! That’s a good idea. Will think about that. Certainly can have the builder sound proof that area so that it shouldn’t be an issue.

    The groceries in the pantry and pantry doors will do the trick. Besides why have two pantries. Then everyone has to remember what is in which pantry— one pantry is way easier

    Easier yet would have been a pantry that's not a room away from the kitchen. (But, of course, the plan is set.)

    There is actually a pantry within the cabinetry in the kitchen. The other one is more for extras/bulk goods.
