Homes not showing up on website

Anyone know what's going on with realtor dot com with listings not showing up? There's a pretty good amount of homes for sale in my area that are not on there -- curious as to why. This seems to be recent, hadn't ever noticed this being the case in the past. (I'm not in the market to buy, so no need to work with a realtor; I just like to keep tabs on things in my area and l like that website).

A few years ago, when we sold our last home, there were a few agents that didn't list to realtor.com. I don't remember what their beef was, but that had some sort of nonsense spin on it that attempted to claim that it wasn't a problem to have less exposure of our house.

We didn't pick those agents.

mxk3, I don't know.

Check with an agent you know to see if there have been changes in their listing input forms. In our MLS we have specific checkboxes to send the listings to Realtor.com and Zillow and other websites that are automatically checked (opt-out process). However, if the seller were to request that the house not show up on the various websites, then we could un-check those boxes. It may be the opposite in your area where the seller has to opt-in rather than opt-out.

Could it have been a new policy that just started Jan 2020? I don't know. These MLS contracts vary from area to area so an agent near the property you don't see would have the answer, maybe. If you know the property that is missing (one of the properties) contact that agent and ask why they don't show up on Realtor.com. Hopefully they will have an answer for you.

Me? Because I looked at the site and noted that some houses in the area that are for sale weren't showing up on there, then I compared to Zillow.

They could very well be under contract already. It depends on how those individual sites list them. Zillow will still show home in the contingent status as available in my area and other times, things are sold and closed and still show available.
