My general advice with a kitchen like your is leave it. It has nice classic style/upgrades.

That being said, it is important to consider your neighbors kitchens. You don't want to over improve for the neighborhood, but if everyone else has fancy new kitchens, then it may be worth consulting with a local agent to see what the ROI is for various updates in your area.

Leave it as it is.

Put simple subway tile in a brick pattern on backsplash similar in colour to countertops, a dark indoor/ outdoor rug under table/ chairs, and nice long more modern handles on cupboard doors, maybe in a satin nickel, little knobs look lost. Otherwise very classic and beautiful. Should update it just enough for a sale!

It looks nice and bright as is!

IMO the backspalsh works with the floors and the kitchen appears to be in good condition so save the money for anything you want to do in the new place.

I think you got it right on this one, though. I would not spend the money on this kitchen, it's fine.

Buy a counter depth fridge...

The only thing I would be considering in terms of changes would be whether smaller stools might make the island feel bigger.

Is it possible to move the island? If no, not a huge deal, but. I’d like it better squared up. Change the stools to a more open and airy look. Place looks really good to me.

Another vote for no change. But do price it correctly. Don't expect to get the same price as someone who has invested $$$$ in a fancy new kitchen.

I agree with @BlueberryBundtcake - 6a/5b MA and @auntthelma in changing the stools to ones that are smaller and have a "lighter" feel to them.

I agree with everyone who says leave it as is except for the counter stools. They feel a bit heavy and dark for the space.

For resale, I would change the stools, and the light fixture. That’s all.

I don't think you need to change anything except the counter stools are way too big and heavy looking for your counter, Just remove them.. Also everything and anything looks better with good lighting. Give some thought to changing your chandelier; it should also be hung lower. Add lighting over the counter too.

I wouldn't change a thing if you are planning on selling in a short timeframe. unless you can't live with it or something needs repair. It seems to be a totally functional kitchen that isn't offensive. A new buyer may have different likes and remove everything you spent money replacing. Better to save your time,cash and headache living through a remodel.

As already suggested, a counter depth fridge will make the most difference to buyers seeing your kitchen.

Okay everyone, thank you so very much. I really appreciate your comments. As for the counter depth fridge, agreed. I am also going to change the range hood because this one is toast. I will change the backsplash because I can do tile myself so I can add some oomph without a lot of hassle. The pictures above were the originals from when I bought the house. I have moved the island and also changed the bar stools. Happy to see comments about that too. House will go on sale after easter next year then on to the next. Very much appreciate everyone's comments.

Changing the stools helped. looks lots nicer. If you can do the backsplash yourself to something you like and enjoy while you are living there.... go for it. Make improvements for yourself with the added benefit of maybe improving a sale later. To me making improvements just for a sale while living with something you don't like or doesn't work just doesn't make sense. But now people think it's needed because of all the flipping shows we watch and realtors wanting a quick sale. Do things for you

I agree, change the light fixture to something more current, and I also agree about removing the knobs and replacing them with handles - I think nickel would add some nice shine. The knobs look kind of weeny.

Don't use tile that will distract from the nice clean lines of the cabinets. I think they are the stars of that kitchen. Good luck!

I am also a Realtor. You have a great kitchen! I love your cabinets and how neat and clean it looks. I don't love the stools at the island, even the new one's. Your island is too small for stools so when you put it on the market, take the stools out. Let the buyers imagine their stools there.

If you want to change the backsplash for your own pleasure, then make sure it coordinates with the floor too. Please don't install one of the very busy backsplashes or you will limit the buyers that are interested in your home with such a quick sale date plan (1 to 2 yrs out).

The very best ROI's you can get on an existing home include the following:

• Very, very clean - everywhere
• Extremely organized - to the point of removing excess items before your home goes on the market
• Fresh paint
• No clutter
• Warm and inviting entry outside (curb appeal) and inside too

Keep in mind that what your eyes don't see - the camara picks up so don't have, for example, an bunch of magnets and similar little things attached to your fridge. Take your own photos and scroll through so you can see what pops out. I can tell you, I've seen pics with a dispenser of soap and other items cluttering up a kitchen sink that hit the MLS and make the whole kitchen seem disorganized and small even when it isn't small!
