Tri level addition help

We have a 1960s trilevel home on the lake. The top level has three small bedrooms and a full bath. The main level has a small kitchen, dining room, and living room. The basement level has a small family room, kitchenette, bath and a half that is also the laundry room. The most important thing we want is a master suite. We would like at least two other bedrooms and an office when it’s done. Right now our teenage boys share a bedroom, because the third bedroom is an office. Trying to figure out how to do an addition on a trilevel has been hard. Any thoughts or recommendations would be greatly appreciated!

Hire an architect. Be ready to spend as much as buying a new house would cost.

Disregard the top part of the photo. The 2 bottom photos is our current layout. There is no room to go out either side. We would have to go up or out the back side towards the water.

Yep! We plan on hiring an architect, and know approximate costs. Looking for as many suggestions as possible while we’re in the beginning phases. Just looking for ideas... That’s what this app is for, right. ;)

You’ll need to post more about orientation of house on lot (where can you actually build, where is the lake, etc). Are you on septic? Which way is NSEW?
