My Houston city townhome (built '74) is showing some minor foundation deflection along the southern common wall only. A floor crack has also appeared in the garage.

The foundation specialist is recommending 33 concrete pilings to stabilize (only) the Slab on grade foundation along the front, back and southern common wall. the front and back, he says is due to planned remodel in the master and attic floor.

My dilemmas 1) sticker price shock $16,000!!! 2) The removal and reinstating my wonderful rose garden patch at the back (my pride n joy, and delight of the neighborhood); I don't have a yard, no where to relocate them to temporarily and risk of killing them in the process. 3) Potential destruction of my Azaleas in the front. The rose garden and azaleas are original to the house.

Is all this work beyond correcting the southern wall really required? And is this price reasonable? Will Steel Piling be applicable and competitive here?

Any thoughts on Polylevel? Can Polylevel be a good application for my garden areas (front and back)? I can't seem to find a PolyLevel rep in Houston who does interior application, but I have seen a YouTube video where they applied it from outside into the foundation. That has little impact.
