If your laundry room is big enough, can you add a full bath in there? This way you'd have 1 full bath and 1 half bath on the 1st floor without pushing out the wall.

Since you have a downstairs guest room there is a lot of value in having a full bath downstairs.

I'd add a 3/4 bath for a guest room.

You need, at the least, a bathroom with a shower near a guest room. No need for a tub.

A legally habitable bedroom without access to a full bath on the same floor isn’t really good flow, and would not be a plus, even if the powder room is adjacent. So, first assess if the bedroom is legally habitable with the egress windows, correct electrical, and all of the other requirements. If it is, then adding a shower will create better home flow, and better value. If the bedroom isn’t permitted and fully legal? Get it that way so that it all can be counted as a bedroom, and an appraisal plus, instead of as a negative penalized worse than if it didn’t exist.

Do it if it will add value to YOU. Don't decide solely on whether you'll get your money back when you sell, which likely you won't.

Yes, create at least a 3/4 bath for guests to use. Full bath if you can. No need to also create another 1/2 bath along side.

As a home owner, I like the 2 baths on the 1st floor at our weekend place for convenience, people don't have to wait or run upstairs for bathrooms, swimmers won't wet the floors all the way to upstairs. The two 1st floor baths are next to each other, it may not make sense to some, but boy, they are good things to have, make life much easier! :-) It should be easier and cheaper to add a full bath to a large sized laundry room since plumbing is already there.

Do you ever have guests? If not (or rarely), then I'd pass on the plans for 3/4 bath unless you want to make the area more functional for *you* -- if you don't personally care about a full bath on the 1st floor, why put one in? What it costs you may or may not recoup if you do end up deciding to sell.
