bathroom remodel to sell?

we are building a new house and I'll be putting my current home on the market next year. I'm trying to decide what if anything to do in terms of a renovation in our master bathroom. as you can see from the photo, it's dated and not in great shape, with cultured marble countertops and builders grade cabinets that look their age- House was built in 2004. on the other hand, the real estate market is very hot where I'm at, and homes in my neighborhood have been moving very quickly.

I don't want to spend a ton of money that we may not get back, so I think maybe the options are 1) paint the current cabinets and replace hardware (a few hundred dollars) or 2) buy a couple of prefab single vanities for each end from home depot or wayfair with a linen cabinet in the middle (a few thousand dollars).

what would you do?

    do the least amount of work. clean, paint, fix what's broken or gross. that kind of stuff. the thing is people are really picky about their finishes, so if you install anything new, it might just go straight to the landfill after the house is sold. let the new buyers choose their finishes.

    You won’t get your money back, and some buyers prefer to do their own upgrades.

    I too would not remodel. Replace the burnt out light bulbs, have the grout on the floor professionally cleaned and possibly repaint to a less gold color.

    Sparkly clean and organized sells. Yes to replacing bulbs too. Add some colorful inexpensive art on the wall.

    You could repaint the walls if desired a more neutral color. But I wouldn't change out any fixtures or remodel. You don't get your money back. Refreshing is not the same as remodeling.

    Do make it appealing by having plant or flowers/spa basket of towels when you stage it to sell. Keep it simple.

    Don't forget to organize under your vanity sinks and your linen closet too.

    Remember, buyers are looking for a solution to their problems and it is common for buyers to want extra space to store their things. If you are organized it will solve their problem (this is a very prevalent thought process among buyers).

    The vanity appears to be in good condition.

    I would de clutter and paint the walls.

    Price your home realistically and it will sell.

    I would change the light fixture. Declutter as other mention and if the bottom drawer to the right of the vanity does not close properly, I would make sure to fix that other than that your vanity looks good.

    When ready to sell, remove the garbage can and the scale and put a swivel stool.

    Paint the walls a warm white such as SW 7012 Creamy. Clear the counters and make sure there are lightbulbs in all the globes. You should be good to go.

    If you want it to look more updated, I agree with what everyone said about painting the walls a neutral color, less yellow tone. You could also paint the cabinets a beautiful blue as in this pic
