Initial floor plan by Designer. Need your thoughts

Hey everyone!
First time home-builder here. Just received the attached floor plan for our new home. I would really like your thoughts. Four quick questions/comments:

  • how can we get a bathroom closer to the pool so people can change/shower?
  • I would like my husband to work on the second floor but he doesn’t want to put barn doors on the loft
  • I do NOT like how bedroom 4 has no windows but really want to keep the “Jack n Jill”. Should we move the stairs?
  • where could we put a fireplace?

So grateful for any helpful feedback!

There are certain conventions that should be followed in the production of architectural drawings that help to accurately explain the design. These drawings do not possess those conventions and it is difficult to understand the intent.

Wait - this is 2800 square feet? If so - Oh my.....something is not right. It seems very tight.

How will you get furniture in the front door? How does the bath/pantry/powder room access the house? You really want that setup? I think it is awful and very cramped. You guest bedroom is bigger than any other room in the home, the living room is tiny. Why did he not draw in interior doors and exterior windows on the second floor? My guess is then you would see that there is zero flow. I would look for someone of talent as opposed to this "Designer".

Do you plan other uses for the loft in addition to being a workspace? Does your husband work full-time from home? Does he have sensitive materials, tele-talk with coworkers or clients, or prefer quiet when he works? If so, then the loft really can't be used for other purposes and he needs a dedicated space. On the other hand, will the loft bed a play area? Homework? Craft studio? Library? All those have different needs. I think you need to consider your function needs as well as your wants, in designing your new home.

I'm not sure how moving the stairs solves the bedroom 4 window issue? And it affects the downstairs.

Fireplace: between the den and the sitting area.

Where did you find this “designer “?

Sorry but this is a hot mess and honestly makes no sense to me at all. There is no way as aguest i would want people at the pool using my bathroom and I sure would not want my pantry by the bathroom. You need a KD independant for sure and a new interior designer who actually knows what they are doing. You cannot have a bedroom with no window and how many bedrooms do you actually need on the upper floor. BACK TO THE DRAWING BOARD ASAP BTW J&J bathrooms are always bad and so are closets in bathrooms . Get an architect now and do this right. 288 sq ft is a nice sized home and can be very liveable this is not.

Usually, if there is no egress window, it cannot be counted as a bedroom and that will negatively impact your value, both for a mortgage and resale. Covered breezeways are never as weatherproof as you think they are going to be, and you will have to have a fence right there because of the pool....so I would incorporate that space into the house, put the pool bath there, a wicked good mud room, and if not a full laundry, a stackable washer/dryer for the pool towels. I like the way the guest room is tucked out of the fray.....Guest rooms don’t need an en-suite, any guests that fussy can stay at the Holiday Inn. But, if you envision someone living in that space long term, a nanny or a relative, than a more private bath makes sense.
I find the living space to be super awkward...two seating areas and then a den right there, too. And guests coming into the house will have to walk through your kitchen to get to a sitting area. I would look at putting the kitchen or dining room in the den space and then working from there.
