Master bedroom/bathroom layout

Hello, we are doing an addition on our home with a new master bedroom and bathroom. Please excuse the amateur edited floor plan - we changed a lot from our original architectural drawing and I didn't have an updated plan, so I edited it myself. With the changes we made to the bathroom, we no longer have any storage in there which I am worried about. The original plan had a closet in the bathroom but the space felt too tight so we nixed it.

What do you all think about the plan and how best to get storage in it for things like towels and medicine? The vanity we needed to use doesn't have a ton of storage either. My concern is for resale value - having a bathroom that feels too small or tight compared to the scale of the rest of the room worries me. The walls are only framed in so most can still be moved around.

2 notes: We have a skylight framed in to the middle of the main bathroom space, and we are planning a half wall next to the toilet. And the style we are shooting for is modern farmhouse :). Thank you!

Take space from the bedroom. It's huge. Do you really need that much floor space in the bedroom?

Would you consider switching the vanity and the toilet? It might also give a nice rhythm on the exterior for the windows. And, is there room for a shallow cabinet on the wall to the left of the bathroom door? What kind of storage are you needing?

I’d make the closet on the south side of the drawing bigger, eliminate the other closet or make it a reach-in (for linens, off season coats, or something), and use the extra space for a linen cabinet and longer vanity.

When dealing with the addition and/or remodeling of an existing structure, the biggest factor that drives the design is the existing conditions. Without knowing what exists, it is throwing darts blindfolded. Engage the talents of a local architect.

Hi Jamie: per Lindsay’s question, the bedroom is really large - have you tried placing your furniture pieces in it to scale? If you don’t need it to be that large, the options for storage and your bathroom layout increase.

We did work with an architect! And we definitely didn’t intend for it to be that large...it was a last minute charge because the vaulted ceilings and exposed beams would have been cut in half and looked off center and had a slanted ceiling if we didn’t do front to back room. These are great suggestions!

Why are you not working with the architect now to work out your concerns?

As Mark. Bischak. At the VERY least, post the original plan and it's relationship to the existing structure.

Seems a lot of money for not so great.....as posted.
