I like the looks of polished concrete but I think a nice concrete look vinyl is a much better choice and honestly a lot more affordable usually this is one that is awesome looking. We have LVP in our walk out with 3 huge dogs in and out of a dog run through a doggie door in all kinds of weather at the end of the day I swiffer and damp mop if needed. !3 yrs alter still looks awesome . When we did ours here were not all the great choices there are now.

@Patricia Colwell Consulting thanks for the feedback. Glad to hear the LVP is holding up so well. Durability is really key for us.

There isn't an LVP on the planet that can claim durability like properly polished concrete.

@Joseph Corlett, LLC I’m meeting with the contractor tomorrow to discuss options, his process, etc. Anything I should be aware of, make sure I ask, etc?

I'd want to see pictures of his previous jobs and a list of people he's called to tell them you'll be calling them. His previous customers should be selling his polished concrete jobs for him. My customers do it all the time. One lady sold three jobs for me; I tipped her a hundred bucks.

In reality you could always add LVP over the concrete years down the road if you want - I’d always choose a hard wearing natural material over a hard wearing man made. Usually people shy away from a superb concrete job because of the cost. If you can find someone that can do it well and you can afford it it’s a no brainer for me.

@thinkdesignlive If I feel like this contractor does quality work, then I think concrete is the way we will go. I know the concrete in our last house was a turn off to some people, but it fit our family well. And as life goes on, if our needs change we can always add different flooring over the top of it like you mentioned.

@Midwest (4b IA) wise words! I tend to get lost in this process and sometimes forget who I’m building this house for. We’ve decided we are going to do the polished concrete. I was very impressed with the the contractor who does the work and feel confident he will deliver a high quality flooring for us. Glad to have one decision made! Now if only I could figure out cabinets and countertops🙄.

it's hard, I think, to stick to your guns about what you want. And it's hard when pretty much everyone says "But what about resale" I'd like to see your floors when you get them done! What kind of counters/cabinets are you thinking about?

Google is your friend....just add "flooring" after it. You'll get MILLIONS of hits.

@C Priday. LVP is luxury vinyl planks (or LVT luxury vinyl tiles). They are rigid planks that lock together like wood flooring and come in wood and tile looks.
