I just bought several acres which has Live Oak trees and was wondering what I could use the leaf and centipede grass mulch for?

How long would it take before I could use it? I'm in zone 8B near chipley Florida?

Could I use it for 100% potting mix for growing and selling new berry and fruit trees?

Could I use it for improving soil for a new garden?

So I guess I'm asking what it would be like in 1, 2 or 3 years would it ever turn into soil or would it just degrade into nothing?
