There’s a lot of factors you need to take into consideration. First, you will lose 3 feet off of the room sizes to allow for the hallway. So right off the bat the rooms will only be 6-6” wide. In order for a bedroom to be legit in most states, it has to have a window and a closet. Min. For a closet is 2 feet and there is a min. square footage for the bedroom per code. If all that is doable, talk to a real estate agent about resale and find a designer/architect to lay it out. I don’t think most people want a bedroom at the front of the house unless it’s a main floor master bedroom.

sorry I meant to clarify the room size does not include the hallway which will be from the entry in first pic to the door. but I was thinking the same thing about a bedroom at entry doesn't sound good
