Why waste money on this? Did your realtor advise you to do this? It sounds like you plan to overprice your condo. Fancy outlets aren’t going to make it worth double. You need help from a realtor pronto.

Clean, declutter, & paint, that’s all you you need to do. Everything else is flushing money down the drain.

What’s the housing market for selling in your specific area? If condos in similar condition to yours sell within a month, don’t feel the need to spend anything more than time to clean and clear out clutter. If smart technology seems to be important, maybe just install a thermostat that can be controlled by your phone. Or at least a programmable thermostat.

I agree with Sarah. I do not know what you have in mind when you mention technology upgrades so perhaps if you mentioned what you are thinking about adding it would help. At that price no one should expect technology upgrades. Then there is the small thing since it is a condo what is allowed.

It’s a flip and not my intention to “waste” money nor “overprice it”. Actually the other unit that is for sale is about 8k more. I was thinking the smart thermostat, a couple outlets with a USB port and a Bluetooth speaker shower head for $50. For around $150, I could add a motion sensor faucet at sink. Just wondering if there’s anything else not expensive I should consider adding?

Skip the shower head and the motion sensor faucet. The outlets should be useful by most of the people who would purchase. The speaker in the shower head no. I have wondered how loud and annoying to neighbors they would have to be to be heard while while showering. From my own personal experience not all people can activate those motion sensor faucets. Most restaurants/bars in this area have them and I have to have another person "turn them on" for me. If not I use wipes.

I would not do these types of "improvements" -- not everyone wants them, and if they do they can put them in at their own expense. As an example, I HATE motion sensor faucets -- I'd probably ask for an allowance for replacement if I were the buyer in a bargaining position.

LOL, I have a motion sensor faucet and it stopped functioning correctly after just one year. It’s a pain, and will fix it. All these extras are not adding value to the sp. If the flipper increases sp for these “extras” or overprice the condo, then it will just sit on the market.

The only real tech thing I can think of that would be really appealing is a video camera instead of a peephole in the front door (or a video doorbell, if the condo has doorbells). I wish I had one ;)
