Window installation question/pricing

I live in a townhome, and I had some very light watermarks on the ceiling on 2nd floor (the house has 3 floors). So i had the HOA roofing co check out all roofs and all - and they determined there are cracks on the window frame outside - and that's what causing the leak. House is about 15+ years old, right in front of Newark bay, and i get a fair bit of draft from these windows. So was planning to replace windows any now - something bit more energy-efficient, and can help reduce draft/wind in the winter

.

So the quote they gave me - 3 windows 36 x 60; plus those 3 windows have small rectangular picture window on top - 36x 12, and on top another half-moon. All have to remain exactly the same size shape - because I'm part of HOA/townhome.

Just cut/pasting the work they said they'll do, and quoted price of $7.5K (plus tax) including windows. They mentioned Anderson double hung new construction window - but didn't ask about which model yet. This is in the 3rd floor of the house.

I'm getting other quotes from Renewal by Anderson next week, HD as well. Perhaps I'll also try WindowRama - which has local branch near by town.

Two questions:

1) I live in NJ - does the pricing seem in ballpark?

2) They quoted double-hung windows - but my current one is single hung, and i would like to keep that way. Should the pricing be little cheaper for single hung?

milliwork many thanks for the reply. Referring to "7" windows - this is what i'm referring to. So 3 full sized windows and those other 4 parts above it (i see they refer to them as transom and half moon windows). Original plan was to leave the transom/half moon - but the installer said, it wont add that much since they'll already remove those other 3 large windows. Roughly how much you think labor should be out of the $7.5K. Is this roughly in ball park - if it is only 3 windows and those other 4 transom/half moon?

I need to add 2 more windows (without transom/half moon) in another bedroom. So i'm guessing they'll add another $3.5K/$4K for the total project if i add 2 extra windows on bedroom next to it.

Transoms and half rounds are not inexpensive. In fact that half round is quite likely the same area as the large double hungs. Being as they are mulled you cannot realistically mix brands or even models as the they more than likely will not fit together properly or have the same sightlines.

+1. If you like the contractor, that pricing is well withing the range of normalcy.

    Many thanks for the feedback.

Okay, new twist ... so I asked the contractor to confirm which Anderson model windows they're giving me - because the quote says only Anderson. They replied back, saying they contacted HOA and they were told it has to be replaced in kind - and so they quoted me "builder’s grade vinyl clad windows" - even though they wrote Andersen in the proposal. Which obviously i don't want, as windows i've now (builder's grade) - not that good, and when the contractor came to inspect. it, they stated same thing - got to replace with higher-end windows. They did mention they could re-quote with Anderson. Will see how that goes.

I had a second quote from HomeDepot today - they only do replacement windows. And he thinks all i need is a replacement window. HD quoted me with SIMONTON Windows - and they measured all 9 windows (7 in pic shown plus 2 more in 2nd bedroom), and they quoted $8K. But they only do replacement windows. They guy tried to give me quote with Anderson - but his software indicates Anderson does not have transom & halfmoon - so, for now, could not do it.

I agree with the others, certainly sounds like a fair price. You are doing it right by replacing the transoms and half round now as well.

So i had Renewal By Andersen come by to give me a quote. I didn't realize they only do replacement install (not new construction install). Anyway, they said their install process would be better - however they handle the replacement window.

I did like their window - they brought an actual sample. Total price from Renewal/A - 7 windows in the master pictured, plus another bedroom that has 2 windows - $18.7K if i signed it right there. I knew they were the very high-end line - so i figured pricing would be roughly around that range.

What was annoying is that - i told the guy, let me think about it. And they insist i told them my wife would be there, and then i called back and told them my wife won't be there. I'm like WTF - explained to him more than 2 times - no no - i told them we both own the house, but I'll be only one availalbe. They want everyone in one shot so they can get a sale right there lol.

I'm like dude - this is $19K purchase, i need few days to think it through. "well if i walkout today, it is $1K more and you lose the free UV upgrade". I'm like why? That's our rule - it says here in this page from our President. And then he is like - you know as a sales guy if I walk out here - you'll never call.

Sales pitch is very annoying. I did like their product - just confused whether i need new install or replacement.

Renewal make a pretty good window. They dont do new construction, only replacement?

Yes Renewal only does replacement. I specifically asked their sales guy - and showed him the other quote i have with work they would do for new install, and asked specifically if they can do the same. He said .. no - that's not necessary, and their replacement install is better.

Look and feel, i like their window - just i'm living in a townhome and probably don't want to spend $19K on two bedroom windows - 5 full sized double hung, 3 transoms, and 1 half-moon. If it was new construction install removing existing framing and all - i would've considered it.

Does anyone have experience with Sunrise window? I got another quote with local window installer from Staten Island (men with tools) - they only do Sunrise Thermalast (model only available to them - basically an upgrade over Sunrise Vanguard - based on what they told me).

They'll also do new construction install - apparently, for them, they charge the same price for "pocket install" or new construction install. And since i had a water leak issue, they'll do a new window install. They quoted me the bedroom pics above (3 large windows, 3 transoms, and 1 Halfmoon), plus my 2nd bedroom that has 2 large windows. The all-in price is $8,700. They showed me the breakdown - the half-moon was most expensive $1950, transom about $700, and regular windows $1,400 (plus they gave me buy two get $810 off discount)

Just checking any opinion on Sunrise vinlyn?

Only downside - they're backed up like everyone else, and factory backlog is now till Oct/Nov. So i need to pay half the money, and basically wait 3-4 months. THey said they cannot put a fixed date on the contract, as they don't know if it could go past Nov (Andersen also told me something similar - they're running late to around Oct/Nov).

They also got financing option, but that has $500 fee - so i figure if i do it, might as well save the $500 and pay cash.

Sunrise is known as a quality product. Sounds like it is the same as the Restorations line. There ”special” glass sound like it has a low-E coating on the interior side, which is more prone to condensation then other glass packages. If your windows are double hung I’d make sure they have sash reinfreinforcement.,

toddinmn - thanks for the reply. Their salesperson told me - the one they sell is an upgrade from Vanguard. Something like an extra coating in the glass - that's the upgrade over Vanguard.

I'm not sure what is sash reinforcement - is that a feature of the window itself?

Sounds like what they are selling is the equivalent to the Vangard, it comes with sash reinforcement. The glass package they have is available to all Sunrise dealers. sash reinforcement is metal or composit bar or beam that goes inside the sash extrusion to stiffen it and give tue locks a more secure mounting point.

toddinmn - thanks for the reply. That's how they explained to me - it is Vangard with their extra. I'm guessing it is like Costco where they take a model of something and ask the manufacturer to add some minor extra so they claim only they have that specific model.

They've been responsive to my questions etc. and checking their reviews (men with tools) - they seem to be positive in google, FB etc. And they have not been pushy at all like Pella and Andresen. I'm leaning toward going with them.

I meant to say that it it sounds like it is the equivalant to the Restoration ,

thanks toddinmn - i was hoping it would be bit higher than their entry/base model - which definitely it is based on what you said - just wanted to confirm it. The pricing is lot more reasonable at $8,600 (they just quoted me the final price) - including new window install, and they said if there is any rot or anything they'll just take care of it (included in price). For a townhome, Andersen & Pella pricing of $19K or so is crazy. Especially that is only one floor, and I've two other floors at some point in future I might need to replace the window (luckily those are just regular windows and no Halfmoon or special shape involved).

Please stay away from Anderson Renewal. That is a big rip off. You will never recoup that money. Any of your other options will be a better deal.

artemis1 - thanks for the feedback. Since my first quote was around $1K+ per window - I thought let me check out Renewal. Little did i know they were more than 2x. The $amount is just crazy - and really didn't like their sales tactics. $19K was crazy - that's just one floor, and I might want to do 2 other floors later on. The guy almost didn't want to leave until i sign a doc lol. I told him - a $19K purchase is not something I'll decide right there.

Pella was similar although not as pushy. He priced only his top model - lifestyle & came up to $17K. I asked him - give me some option with bit lower model - "well vinyl wont work here, this thing wont work" etc etc. Not sure if he was making it up or not - he said the fiber glass model (maybe it was Impervia) would be even more expensive. Just got to the feeling he was trying to push one model-only lifestyle.

Not sure why he claimed Pella vinyl won't work because I've transom on top - he said it would bend. But builder grade windows i have - i don't see any bending/warp or anything.

What brand window did you end up getting? Sorry if you mentioned it above. It's hard to tell with so many brand names being discussed. I am having this same debate right now and I keep going in circles. I can make most design decisions easily, but shopping for new windows is mental gymnastics!

artemis1 - went with Sunrise vinyl - the local window company i went with, that's the only one they currently sell (their model is called Therma Last).
