Kitchen layout help

I'm looking for feedback on the layout of our new build kitchen. The peninsula will have seating on one side, and we do not want any appliance or the sink in this area. I'm open to any other changes. The door on the bottom right goes to the pantry. The bottom entrance goes to mudroom and to the bottom left is the family room. Top left goes to the family room. Eat in area is across from kitchen at top. Thanks for your suggestions!

I avoid standing at the sink and looking straight ahead and seeing a wall 30" in front of you.

This is the main floorplan. I agree that a wall in front of the sink is not ideal, but DH does not want the sink in the peninsula. 🤷🏼‍♀️

Mark Bischak I can add a window at the sink.

@Mark Bischak, Architect - you make it seem so terrible not to have a sink in front of a window. In my life, I have had only one kitchen with a sink in front of a window. All my orher kitchens over the decades have had the main sink facing the wall. I have not minded it at all. I certainly wouldn’t go to all kinds of lengths to arrange somehow a sink in front of a window when the kitchen is too small for that or the footprint does not allow it. When I am at the sink, I am mostly looking down at what I am rinsing. I don’t know how I would be washing out a dirty pot for example while looking up and out of a window. Therefore I do not assign the importance you do to re-arranging a kitchen to ensure a sink in front of a window. The OP needs to think about how important that would be to her.

    That is why I started with "I avoid . . . ".

All but one of my sinks have not been at a window however, if you can add one, it will be a lot nicer to have it than not to, even if it's looking onto the screened in porch. IMO The dishwasher behind the sink would bother me though.

The kitchen is the least of your problems until you solve the major problems of your whole house design.

Having said that, I hope you have roller skates to grab all your supplies, wash them, prep them and then bring them to the cooktop.

You can’t fix this. It’s just too bad, because of the rest of the house surrounding it is pushing it into a freeway with a ton of room that has you banging your shins with the DW and burning your family.

    Start over.

All the traffic coming from the garage goes through the kitchen. Can the mudroom and the powder bath be flipped and reconfigured so that there is a walkway to the foyer? Can the freezer move? The range is right in the way of all of the traffic.

I have an amazing view out of my kitchen window - I've seen dolphins, horses on the beach, kite surfers, etc. I would go crazy staring at a blank wall!

Moving the sink to the peninsula will make prepping more pleasant, but will also give you space to move the range to the short wall, out of traffic paths. Dishes can be stored in cabinets across the aisle, so helpers can unload the DW, or gather dishes to set the table, without entering the prep path. Although amount of prep space to the right of the sink would be less than ideal, using a cutting board over part of the large sink will help.

Is there space to add a half-wall to the peninsula, to push the seating out a few more inches? Cabinet run on the fridge wall could be extended to match.

I'd use separate ovens and MW, with the MW beside the fridge, and add a ROTS pantry to the oven wall:

Windows are pleasant. In the days before dishwashers two people would spend 20 minutes after dinner at the double sink washing, rinsing and drying the dishes. A window was more of a necessity. Things change. Almost no double sinks these days because of dishwashers. And a window isn't a necessity. When your floorplan is reconfigured a wall of windows with no uppers would highlight your mountain view in the kitchen.

    Design for your views.

@dan1888 where did you get the 2nd picture of the kitchen with a view? The layout looks similar to what we're planning and I would love to see more details! Thanks! Never mind! Found it! https://archello.com/story/41496/attachments/photos-videos/39

The sink facing the wall isn't as big of an issue to me as having the sink crammed into a corner with no space for a dishwasher and trash can... Then there are all the angled walls, and the dark center of the house...
