My builder uses Houzz Pro to plan the timeline and give detailed estimates and daily updates with photos of progress, and provide invoices at pre-agreed key points in the build. This made the whole experience much more efficient and stress-free.

Adding deck to new Build

My builder in the Midwest will add a walk out 2nd story deck for $41.00 square foot 25x15. including 4ft landing and 14 steps.

I got an independent price of $28,000 for the same 25 x15 deck with 2-4 ft landings and steps, Dekorator aluminum balusiters,


rainsense and gutter, tounge and grove ceiling on the patio, electric for a fan, and screen the 9 x 9 covered porch provided by builder.

Does this make sense? What else am I missing.

The builder will not give credit for the steps that my independent guy says he wants to build.
