Wow, I am having the exact same problem. I too am in a 1921 Spanish Colonial with a fire place and entrance to a dining room and the an entrance to a sun parlor and to boot add a set of steps as well as a main entrance.

I have a similar situation- entrance directly into the living room. So I created an entrance at the back of the sofa, perpendicular to the fireplace wall. Tv is opposite the fireplace. Swivel chairs across from the sofa and a reading chair by the radiator under the windows. Doorways everywhere (and obviously my kids school and gym bags!). Our 1930 living room is about 11’ wide from fireplace to tv and 23’ long from door to windows.

Not being critical BUT will that not ruin your TV?

While a tv above the fireplace is never the preferred option, it may be the best option in this case. Your general furniture placement is good…it keeps the room open. A zero wall sofa with reclining seats will give you comfortable seating at a better angle to view the tv. Then end tables with lamps at both ends of the sofa. Two chairs (or recliners) with a round end table/lamp between them at the front window. And another chair between the radiator and fireplace with a small drink table beside it. If your wood burning fireplace has gas starter, you could have a gas insert installed…it’s safer, more energy efficient, cleaner…no logs or smoke, and easy to operate with a remote. Wall art and photos should be hung lower on the walls…and in relation to what’s around them. If you want to keep your blinds, remove the shears. If changing out the mini-blinds, top down Roman shades would be beautiful and functional. Hope this helps!

Regarding the tv above the fireplace we built the wall out away from the chimney so it wouldn’t effect the tv.
