Crazy decorator’s nightmare space

21 feet long and 11 feet deep “useable” space. There’s walkways etc. When I first moved in, I had this flipped - the couch and accent chairs in front of the fireplace and table under the chandelier (which came with house, I plan to replace). I think it flows better and there’s a little more wiggle room with hall space now that it’s flipped. Windows are in a weird place, almost wish I had a bank of windows vs 2 at complete opposite ends. Hard to define living area vs dining as this space is not that large. Large round table (metal) next to couch was in between the two chairs but it’s too big now. If I put on other side, it will be too cramped. Restoration Hardware…hate to get rid of it but could use it outside when I finish patio.
Questions: does it bother you that TV is over fireplace off to side of “living” area, any ideas of making better use of the space? Not opposed to removing one of the blue chairs. It’s mainly just me here, kids come and go and barely watch TV. I’m at a loss here. Have tons of pillows and throws to use so please overlook what I’ve got on there now. Thank you!!!

    Looking at TV from couch

Can we see pictures of all 4 walls of the space? A sketch of the room would be helpful.

The TV seems to be in an odd space relative to where you would be watching it, but hard to make suggestions when you've only showed 2 walls so far.

Is the wood door to the outside? Is there an angled wall or is that a half open door near the blue chairs?

Can we see chairs facing wall please?

Yes it bothers me--the TV where it is. If you are alone my guess is the round table/chairs is barely used? Do you have any pics from before you flipped the living/dining room? I would want the fireplace/TV to be part of my living room.

The monkey in the room is the TV. I would look at getting a smaller TV an incorporate it into the living room space. Artwork above fireplace. Switch the sofa to where the two chairs are so TV can go on that sofa wall. The two chairs can then be flanked at each end of the sofa.

Your fireplace is beautiful, as are the blue chairs and the rug (well, all of it, really). You mention a chandelier but I don't see one? Or is it that light fixture that looks like it is by the wood door? Optical illusion makes it seem it's in entry way maybe? More pics would be good and maybe a floor plan with measurements? Pics of wall by wood door and of wall where the couch is.

Patricia, I don't have a solution for your layout, but can you tell me where you purchased your dining chairs from?

I need to see the wall where I am guessing your sofa lives. Do you watch much tv in the space?

Not enough visual input here. Where is this chandelier that's being replaced? Can you photo the room from the kitchen opening and can we see the second window you mention and how it relates to the room? Do the two blue chairs swivel? The round pedestal table by the sofa is too tall for any of your seating pieces, so outside use is a good idea. Tables should arrive at 1" above or below the arms, and with a lamp the overall height should be 58-64" from the floor. I think you could use a larger rug, mount TV on the sofa wall, and rearrange sofa and chairs into a "U" or an "L" in front of TV, using art for the fireplace dining area which is convenient to the kitchen. Get an electrician in to install the new chandy over the table once placed exactly where you want it.

@AB chairs are from restoration hardware.

This is the YouTube video I made of the house before i moved in. New flooring, all new paint around and I changed the master closet to add more shelving and hanging space.

I will post more pics. Don’t want to move tv to opposite wall as it will have my back to the fireplace. But open to your suggestions, for sure!!!

Pony wall separates kitchen. Plan is to make that counter height.

@decoenthusiaste, the 2 blue chairs do swivel. Later rug would bump into the dining “area”. It’s a wonky space. After my husband’s death (we had planned to downsize from our 5k sq ft house), I bought this. Centrally located, culdesac, no one behind me. The pool was the ringer to sell me. I live alone with my kids popping in and out. The dining room is where I host friends and also play board games, do puzzles, etc. not much of a TV person. Place is too small to have a Super Bowl watching party, etc.

To see the remaining part of this house, this is from the dining area to back of house. Huge center island.

@aktillery9 I don’t watch must TV. If I do, I binge and do so on my tablet in bedroom.

TV needs to be on the wall where you currently have the antique window leaning.

I would put TV on that wall where that window thing sits. Leave living room as is. Move on and enjoy.

A TV where the window thing sits would get a lot of glare. And it looks to me like that's a bright pleasant place to sit, so kind of a waste for it to hold the TV.

I'd put the TV to the right of the window near the chandelier, and seating in an L shape. The most comfortable seating along the wall where the window thing sits, the rest facing the TV. The wall table.

I would remove the table and baskets and have a traffic path along that wall, with just art on the wall. And remove the fireplace decor items on the hearth. The room is relatively narrow and it just makes it functionally narrower to have those items there.

I think that the wide spacing of the windows was intended to give you plenty of space for furniture -- most naturally, the TV with a console, etc. Second choice would be over your entry table where the mirrors are -- then separate your chairs a bit to make a better sight line for the couch (and for the chairs if desired). Then nice art over the fireplace, more proportional to the firebox. This arrangement has the drawback of making it difficult to place art on the long wall, but you can probably finesse it by centering something horizontal over the couch and something vertical in the space closer to the table.

If you don't entertain with dinners, maybe that kitchen island is sufficient for your meals and when the kids pop in. Unless friends would like to come over to watch TV with you, perhaps you really don't need that to be a focal point. If you really want to have it for when kid's visit, then consider having the pony wall wired for it and putting it there. Then use your two swivel chairs there for viewing TV and enjoying the fireplace. Create a second sitting area in the front part of the room with the sofa and two other chairs. Consider improving the size of the rug and maybe using that one in the TV/FP end and another one just 2 feet wider than the sofa with it. Here's a pony wall wired for TV.

I'm a big fan of round tables and yours is very nice, but I wonder if your arrangement might not work better with a smaller, rectangular table that could extend when you need it?

@olychick I agree. I’m sick that I even need to think about selling this. The whole set is from restoration hardware and it was very expensive.

Can you put your living room furniture in front of the fireplace and your round table with the pretty chairs on the other side of the living room? I know it is farther away from the kitchen but would be a great place to sit and visit and play card games. Then your couch would be a great place to watch TV, especially with swivel chairs.
