There is too much else to consider. We've no clue what you're building, that plan, larger, how much larger etc. We've no clue as to the value of your current home, what's around it it. or the value of those homes.

Oh, I was hoping to stay within exterior walls but maybe add on in the back, but wouldnt extend past current deck. so this is a remodel versus tear down and rebuild.

and i understand this may take a while, but we like the community feel to this place.

Start over. With first, an architect. The answer is not here. It really is not.

I agree this is beyond the scope of this forum and where I live that budget will not go far.
