Should I make the whole first floor one same color tile? What will work with the brown kitchen and the elevator/banister. Thank you.

I love the current tile, love the current kitchen, and I think it's beautiful. The staircase wood doesn't complement the existing flooring, and I'd try to match the wood you already have.

I am not a fan of how that elevator looks. Would it be expensive to remove it? would you ever have need of it?

Your house is bright and quite attractive. In terms of "updating", the only thing I'd think about is adding molding/ trim to the windows, and perhaps some pretty window coverings and/or drapes.

You haven't mentioned what your budget is, nor why you want to replace the floors.

Gray is pretty much a waning trend, and your beautiful warm tones look classic to me.

It is about $4000 to remove the elevator. Plus I will need to replace the custom banister because upstairs there would be a hole where the elevator exit was. The flooring looks better in the images than in person. I want to replace the flooring so it all matches. The stairs, big room w wooden floor and the rest of the main floor. I think replacing the floors will give me a cohesive look.

Also, the floor has these dated mosaics in the foyer, dinning room and family room. We are reworking the family room so the fireplace and TV are centered. Once we do that and remove the hearth we will gain 24" of room space. There currently is 38" of cabinet/fireplace. The floor will need to be replaced.

If you want to work with the elevator as installed, you automatically need to think on a more modern/contemporary plane. Black slate floor tiles would play up the glass as well as the wrought iron railing. It’s hard to see how the front door relates to the kitchen and keeping area so I don’t know where you would transition, but perhaps you could put in wood floors in those areas that match the wood in the living area visible in the third and fifth photos. It would make those areas look more warm and inviting. You could paint the wood kitchen cabinets if floors clash.

IMO we need to know what your style is ? Is that your furniture ? I certainly would not change the FP placement . I need to know what the budget is and why keep an albatross if you do not need it. I like all the same flooring on one level and the stairs the same as that flooring Where would you use those tiles you post? I hate tile floor everywhere but it depends on where you live sometimes. So give us some clues please. I think the kitchen is okay if that is your style but the counter and backsplash do not work together or with the floor. I can't see all the kitchen but unless the case cabinets are all drawers that kitchen is dated so I need mor einfo as to what you can do on your budget.

I think that shiny square floor in the first photo looks a bit slick for the floor... looks like you like deep warm colors (as in the living space) why not do something with a pattern?

If even a faded out pattern? Looks like alot of natural light to show off something with a statement.

Okay, update. We are removing the elevator.

We live in the desert. No, that is not my furniture. Still waiting on our contractor to start. I will take photo's. Going with 24 x 48 inch tile, matte finish and light.

I have no idea why anyone would remove an elevator from a home. As @Verbo mentions, above, it is an extremely valuable upgrade. It is a major asset - on many levels... ( not sure if that is a pun, and if so, it was not really intended. :))

I agree, hire a designer. And definitely, (and hopefully) a good one.

I would not remove the elevator. Never know when you might need it. Not just for yourself but moving a small but heavy object, even a packed suitcase. I would have loved it when I sprained my ankle.

I'd keep flooring the same on the ground floor.

I think the current granite is beautiful but not with that backsplash.

I hope you can find a good designer in your area.
