Two different OSB boards.

Does anyone know of the difference between these two types of OSB boards?
Why does the window area use a different board?

    Could be identical, but bought from different suppliers/manufacturers. Maybe the material under the windows was cut from some leftover pieces and the material next to the windows needed full, 8' panels. If this is your house and you are concerned, ask the contractor.

    I'd want the areas under the windows to be cut from a single piece of material.

    It looks like they are cut from a single piece of material. Those black lines aren't cut marks; they're simply a printed on grid as an aid in framing.

    At the full height panels, the smooth side with the grade stamp is facing inward and at the panels above and below the windows, the rough side with alignment lines is facing inward. Perhaps its different sides of the same material as Kudzu suggested. Take a photo of the exterior or of each side of a scrap piece.

    The grade stamp will tell you if there's a relevant difference.

    From what I see as evidence, they were built at two different times probably in two different places, with two differently rated OSB sheets. Sort of like a frankenstein prefab panelized method, each window "unit" within the wall plane, from bottom plate to header, looks to have been built individually and placed within the raised wall. Notice the layer of OSB on top of the bottom plate, which apparently was used to hold the cripples below the window steady until installation. And the black paint markings on the king stud that do not carry over to the next stud:



    Typically in panelized construction I would see the entire wall with WRB already installed, I haven't seen only fenestration compartmentalized within a panelized wall if this is the case here. If you can ask your framer, I would love to learn how this method increases efficiency or if there are certain lifting limitations.

    Most likely it makes no difference. Shear values are typically zero at windows unless they are strapped across with an engineering detail. Could be different manufacturers with same ratings. Often smaller pieces are saved for these areas (which means less waste as many are required to pursue) or they were short and picked up a few sheets to finish at the local big box store.


    Otherwise I see thick walls, generously sized truss chords, clean framing and clean job.
