bathroom wallpaper help

Hi,

I'd like to pull rental-friendly wallpaper in our bathroom and make it really bright.

But I'm hesitant to cover each wall floor to ceiling with wallpaper because it will be really expensive. And it seems like it will be weird that the wallpaper won't be in the shower, so I don't think it will look finished.

What are some other options?

Maybe half of the wall from halfway up and to the ceiling? How would I create a break in the wall for it to look normal?

Another option could be to only wallpaper one wall - I guess I could do the whole small wall with the window, but the rest of the bathroom might look a bit plain. Or I could do half the large wall with the toilet and vanity and leave the others white.

The wallpaper will be really busy and bright colored. So I'd also like to paint the vanity and window trim a bright color and the rest of the walls white

I think wallpapering just the vanity wall and painting the rest of the room a coordinating color would look great.

I would hold off on painting the white window trim a color because once you put some color on that wall, that trim is going to POP.

Another inexpensive suggestion: do you like the board + bayten look? This also can be  applied to just an accent wall. Good luck! justan

There is so much stuff on the walls I don't see the value of wallpaper especially in a rental. Get a fabulous shower curtain and bright towels

IMO no wall paper in a full bath in a rental you do however need a better backsplash and I would not provide a shower curtain only a liner that way the tenants have a nice clean slate to do colors they like remove all the art too.

I'd like to see color on the walls ... but maybe not wallpaper, which is taste-specific. And I'd like to see a larger mirror over the sink.

I think wallpaper in a rental would be wasted effort and expense. Who are your competitors in the market at your price point? Look at those bathrooms and spruce it up a little accordingly.

Make sure it is a contract grade wallpaper and washable.

No wallpaper in the rental bath. Just the palest version of your chosen paint. If I were your prospective renter I would have to live with the wallpaper you have chosen. And regardless of what you will choose, it won’t be what I want!!! Keep it plain and simple. Let your renter add THEIR personality to the room. (PS: I agree that at MOST you could include a white or clear shower curtain liner. Let the renter add their own.)

Are you renting this place out, or is this a rental that you are residing in?

In either case - imo, the enhancement that would make the most difference in the space would be a new vanity light, more updated, with more style. And if you are the tenant, you could possibly change out the current light (hire an electrician if your landlord won’t put it in for you), and keep the landlord’s fixture to return when you leave.

As a tenant, I would not paint walls. That is really the landlord’s job. I would also absolutely not paint the vanity. That is the landlord’s property. If you are the landlord, I don’t think painting the vanity a bright, taste specific color will really help your cause. The existing vanity is nice enough, and it is a good neutral element in the space. And if you are the landlord - definitely no wallpaper - and especially no bright colored, very specific/personal taste oriented wallpaper. No one wants that in a rental. If you are the tenant - honestly, I would not bother with the wallpaper. You can bring in vibrant color with a shower curtain and/or towels, art, etc.

If you are the landlord, please let the tenant choose and purchase their own shower curtain; it is not necessary for you to provide one. If this is an Airbnb - just a simple, white plastic liner, such as used in hotels.

But if you are the tenant, and you feel you absolutely have to put up wallpaper - for an accent wall, the vanity wall is usually the best choice in most bathrooms; and imo it would also be the best choice in your bathroom.
