Open great room layout help!

Our home was used as a vacation rental for several years and we've finally decided to make it ours. So with that in mind, I'd like to really put some thought in to the layout and design choices. We had the typical sofa & loveseat (see attached photos) and would like to consider other options/better design choices.

The design difficulties with the room: it is a bit narrow, it's open to the dining & kitchen, the fireplace (which will get a makeover hopefully next year) intrudes into the room leaving two window areas on either side and one wall is floor to ceiling windows (with a view of the lake, so no complaints there) but it does limit furniture/tv placement. I've attached a drawing of the room layout and pictures of the old furniture layout. I'd love to hear thoughts on how to improve it (bonus points on tv ideas!).

And I should add that the hubby lobbying for a four seat chaise sofa. Also, we've demo'd the bookcase, it will now be a bar with wine storage.

I think you could do an L-shaped or u-shaped sectional here, or just have one larger sofa with a lounge chair on either side. Look at these for configuration, not necessarily for style.

Sabrina, what do you suggest by the windows? I had chairs in that space and thought I might do the same thing. Thought about using consoles on each side and moving the tv to one side but am afraid it will block too much of the window.

Littlebug - the tv is problematic as that is the only wall it can go on. Don't love it above the fireplace (and it's situated too high for comfortable watching), but not sure about moving in front of the window. Maybe we should give it a try? I should also look at moveable arms in case we keep it there for when we redo the fireplace.

Yes, maybe a moveable arm set-up could help. It appears virtually unwatchable (to me, anyway) as-is.

    It’s a lovely home, BTW.

It's a very beautiful room but the TV location is quite problematic. On the one hand, it is superlative that you are able to hide the hiddeously obtrusive black patch that is always exposed on everyone else's walls by closing the doors. However, requiring a chiropractic adjustment after every TV viewing session isn't practical, especially if this is your primary viewing spot.

Perhaps moving it in front of one of the windows on either side of the fireplace? You'd have to check that you have enough seating with straight on viewing without expanding too far towards the patio doors or the entrance/dining room.

Lovely room. We put a TV in the corner near our LR windows when my MIL stays with us. It isn't ideal, but it works. The back light is an issue, we typically lower our pleated shades to combat that.

Perhaps you could have a professional modify the space over the fireplace. It looks like that was orignally made to fit an old style boxy television. Maybe you could reduce the height of the opening (or eliminate the opening) and mount the TV just above the mantel on an arm that could be angled when in use. Might even be able to do that with doors to cover it. But if you watch a lot of TV the doors might not be worth the effort and expense. You'd need to see what the TV specs suggest about mounting height due to heat from a fireplace, assuming you use the FP.

Thanks everyone! We're hoping to update the fireplace next year, just finished the master bath & kitchen. We are getting rid of the sofas (not sure which is more uncomfortable the sofa itself or watching the tv from the sofa, lol.). I'm all designed out if you will after the bath and kitchen and don't have the fortitude to think about the fireplace redesign at the moment, but the doors are definitely out. Hubby would like to push back the portion above the mantel as the tv seems a bit close for us (not sure how that will look, gotta find some inspo) and mount it a little lower on an adjustable arm. We do use the fireplace (using it currently) so we do need to be mindful of the heat.

We're going to get new furniture first which may not be ideal but it's time for it to go. Just wanted to see if there were any other configurations (especially with the windows on either side of the fireplace) that might be better than what we had.
