Are you positive the tile is real marble? Perhaps it is porcelain tile.

Marble floors have been walked on for centuries.

White marble floors: Every crumb, every bit of dark soil, will show. You'd wipe a sauce spill on any floor. Could it etch? Of course. Will you notice? Maybe not. Care? Yes/no?

If you're up to it? Fine. If not? Very large area rugs or keep looking

Real marble is a softer stone and is porous. Sealing will be necessary to keep it from absorbing spilled liquids and the sealing will have to be repeated periodically because of wear. So, make sure you really like this house before you buy it and are ready to commit to some pretty rigorous floor care. Good luck!

Rugs! And the good news is that if you live with them for a while and destroy them in the meantime, you don’t care because you don’t like them and you’ve been using that time to save $$ to replace them anyway. ; )

Lay down lots of area rugs

If the marble floor is honed ( which i am assuming the floor is, as polished marble would be a slip hazard) you will be fine I have honed marble floors in one bathroom and its fine. (Cararra)

I recently put a white marble counter in my kitchen. It is honed and sealed. No issues ( Nabian Sky)

I also have a marble in summer kitchen ( Fantasy Brown)- although some debate it is a quartzite I believe it behaves more like a marble, so I guess its debatable. Regardless, no issues with that either.

I have marble fireplace surround ( polished Cararra) and I have marble top night stands ( polished Crema Marfil)

I have one tiny etch on one nightstand that is barely visible unless you tilt your head.

Marbles have Different porosity rates. If it is a dense marble, and sealed, stains are not an issue..

if the marble is honed, etching is not an issue, as it technically is already etched, so any new etches blend right in and are nit noticeable.

If the marble is polished, you will see etches. .I wouldnt discount the house because it has marble. I think a lot of generalizations are made about marble, when in fact, they all behave a bit different. knowing about the particular type of marble that is in the house and proper treatment of it, it really is fine.

if you love the house, I would not discount it because of marble. its actually an asset to have a high quality material in a home. Also, what is the condition of the marble in the house? if its been in place for a number of years and still looks good, I think that should tell you something. I am going to look at it at 1 today, I will report back! lol Today will be the first time I see it in the real. The entry, pass through and the kitchen are all white marble. I know its real marble because that is part of the ad. But I don't know the condition yet. The house is from 94. This house has been sitting since last year and I think the heavy white marble is scaring people away.

@kddawn If the flooring is the issue (only issue) & cost of replacing is scaring people away, sounds like that could be a price negotiating item & the housing market in most areas is very different now than it was last year. Flooring is something that can be fixed with $$. Location, neighbors, etc cannot be fixed. Hope you have a knowledgeable realtor to advise you. Good luck. I doubt it's the flooring scaring people off for many months, its more likely a major system problem (roof foundation etc) or it's priced way too high compared to comps. if its been under contract before and then back on the market a problem is more likely.

We have friends in Eirppe and ones in Miami beach both have cararra marble floors and counters both are at least 20 yrs old for sure they both cook a lot and the floors and counters still look great . But if you hate them why worry just remove them it actaully is not as hard as you might think to DIY. I think if the kitchen is perfecrt then go ahead and do the floors but if a kitchen reno is in the plan then wait until ready to do that. Once you do the home inspection you will probably find out why it is still sitting.

Flooring can make a big difference in reducing interest as the hassle and cost of removing and replacing is high, especially in a larger area, effecting what someone can pay for the house (more so with higher mortgage rates). The last house we bought wasn’t selling and owner ended up changing the flooring and we purchased in a heartbeat.

Try negotiating if everything else is fine and once you see in person it will help. Be sure to read up on all aspects of care. Can always update down the road, as a good location for instance far outweighs flooring that can be changed.
