Get a residential architect to the site. Shopping floor plans online ? Not the way to meet needs or wants, or even an appropriate home for the site.

Can I have a dollar for every hour you spend looking for a floor plan?

Consider working with a local architect that will work with you to design a home that meets your needs and fits your site. I know I won't be making that dollar an hour, but you will be better off.

What you are being told is don't get lost in the floor plan hunt.; describe the site, climate, unusual needs & wishes, etc. Plan sites tend to address the usual family needs, not yours.

The plan you post for comment needs to include all the dimensions. Windows, doors and the N-S orientation/climate. Kitchen space between island and opposite counters, for example. The important measurement is counter edge to counter edge. That can be 2-3 inches less than the measurement between the cabinet faces. Next is to cut out to scale furniture pieces to place in your space. Table and table extended with chars. Chaise sofa and ottoman, etc. With the dining table and more comfortable chairs right next to the island, I would not include higher seating at the island.

Find a local architect to help you design the "perfect" house for your lot and family. Go visit local new construction homes (spec and custom) and ask who designed them. We used this to eliminate one architect as all his houses were basically the same!

Do you have the lot on which to build? If so, go to your local (and I say local because they are familiar with the town building codes) engineering company. Meet them at the land. Talk about what you want to build. My experiences are there is a draftsman in the firm that will help you get your ideas on paper, using the parameters set once land has been engineered. Building a house...you have to start at the bottom. It doesn't mean that you can't have what you want; it means you can have what you want, but it won't be from an on-line generated floor plan.

I love the huge pantry. Isn’t the end of the refrigerator 16.2 feet from your sink (23’8” room length minus the depth of the pantry — 5’6”, less another 2 feet cabinet depth of the sink area)? That could be a long distance every time you took something from the refrigerator to the sink to wash it (or wash up a spill at or in the refrigerator).

Be careful about having a window in a pantry. it might look beautiful, but staples kept in a pantry should probably be kept in a dark cool and dry area, as opposed to a space with a lot of constant light, possible heat and possible resulting moisture for optimum longevity.

This is our main floor. It’s essentially as you described but fits our sloped lot which had building height restrictions and meets our personal needs by having a covered porch. A good designer or architect will give you what you desire but make it just yours. Well worth it.
