Hardwood vs broadloom

We’re moving to a new home that has broadloom in the master & guest bedrooms. I prefer hardwood plus an area carpet, but is the expense worth changing out relatively new broadloom and would it increase sale value in a few years?

You have new floor covering. No need to change it , if, you can work with it. Live with it until the life cycle is over.

The key words here are ”you prefer”.

Its your home, new or not, make it unique to your tastes and enjoy it. If money is tight then maybe prioritize on something else, but hardwood is always a sellable feature. If you got the money; enjoy your new home!

I'd like to know what the wood flooring in the rest of the house is. Does it need to be refinished or replaced in the future?

Yes. You won’t regret having hardwood over time. No need for a full under the bed area rug (too hard to vacuum) long narrow rug on each side will work.
