When the home was built, it was designed with an optional finished attic. The builder put in rough plumbing. To keep down the costs, we are keeping the plumbing where it is and trying to work withing the original layout. There are already windows in the attic, positioned for one to be in each bedroom when the bedrooms are next to each other.

These are the original plans. Adding a closet between would make it narrow. I don't need a perfect solution - it's just a guest room. But maybe a little better than standard drywall.

You can get sound deadening insulation - our previous builder used it standard in every wall and ceiling - oh, how I wish we had it in our new home that was already built when we bought it!!

LVP is not going to provide much sound dampening. I'd experiment with the noise you expect to hear now. For me, the biggest issue is the person in the bedroom above me going to the bathroom early in the morning. It's the heavy tread that wakes me up.

You can add scatter rugs.

Unless you need all 3 rooms as bedrooms, you might be able to adjust the rooms so that one bedroom is not above another.

I would do carpet for the bedrooms. Easier on shoeless feet, and guests won’t trip on a rug in the middle of the night if they get up to use the bathroom.

I lived in a townhouse with a shared frame wall between units. It was soundproof (except for vacuuming!). Two layers of Sheetrock per side plus offset 2/4s and fiberglsss insulation.
