slide the fridge around to the 75 in wall and skip the island. then build a straight [[no sides] banquette on the table wall which is the right side wall...... with no island you can have a nice area to slide onto this bench from living room and coming in from patio door .....a choice of chairs depending on how many people you have...kids/ adults/guests etc. . A long trestle style table will be nice for laying out food at times and your island isnt that big so I dont think the omission of it is a big deal. Once you skooch banquette and bench and chairs UP along that 187 in wall you have the option of a shallow bit of cabinetry down at the lower part of the 187 inch stretch. that could be nice.

come in from patio door / or approach banquette from living zone also.....skip the island and get a workhorse table and compose the seating with all the free floorspace then.

heres a shallow vertical pantry cab you could utilize......24- 30 in width, thereabouts.....for the lower position on 187 in wall...OR insert small counter/cab set up for the coffee/ etc.

You've not enough depth for island and dining.

I was thinking about something like this, which is a similar size home in my neighborhood but smaller kitchen. Looks like this can work, looking for suggestions for improvement.

If you have 16 feet, 10 inches total width in the space, and per the notes on the drawing, are allowing 9 feet for the kitchen space (i.e. to the edge of the slider): subtract the 2 feet necessary for cabinets, and another 4 feet for clearance - that would allow for a 3 foot wide (narrow) island (sort of follows the photo). However, here's where it gets tricky - the space behind the island (using your measurements/drawing) is less than 8 feet. To allow clearance between the island and table and table and wall - there's not much left for the table itself. You could place the table up against the wall, but then it begs the question of if the table is really serving much of a purpose at all at that point. Honestly, that boiler is really messing with the functionality.

It's math. Just because it can be done, does not mean it should be done.

There are inadequate clearances here- for everything.

Relocating your hvac to the exterior of the house would help you.

But even the full 16'10 inches is problematic

minus a 30inch dining table

minus 36 inches to back up a chair or pass by....leaving nearly nothing on the wall side for seating, and a 30" wide dining table is rather annoying.

I know the boiler room is messing up the whole plan, I wish I had other options to play around the area. I'm trying to see the best ways to host with more than 10 guests seated, especially in winter without crowding the space.

You will never seat ten people, with or without the island. The house needs an addition. Or? You relocate the Hvac to an exterior placement. Or you add on to the house with a dining space, beyond the living room.

Your wishes exceed your walls; it's that simple.

If the kitchen space is completely new (per the drawing) can you relocate the slider (perhaps to the other wall in the kitchen)?

Unfortunately not this point because plan is already approved by the town.
