Moving to a New Old House

Hi Everyone,

I'm pretty much a lurker. I still consider you my invisible friends and inspirations.


My DH and I are planning on selling our family home and hopefully moving to a condo eventually. We live on Cape Cod and the market here is tough. We are fortunate enough to own my Mom's home that has been a rental for several years. We are going to move here until just the right condo or house comes up. Or maybe we will decide we like it, who knows?


Our tenant moved out last week. He did a bunch of unbelievable things to the house, including installing black shiny granite countertops. I had specifically told him not to touch the counters, but he did it anyway. He also partitioned off the basement into separate rooms, but that's a whole other post....

The cabinets have seen better days and I am going to paint them. The painters are due to start Wednesday so I have to decide on some colors.

Has anyone used Evergreen Fog? I got a bunch of different paint samples and this one just seemed to look nice with the stupid black counters.


The walls will be agreeable gray. I'll also be looking for some backsplash ideas.

We've been in our house for 34 years and it's about twice the size of the one we are moving to, so this is going to be quite a transition.




Can you see the nasty stain on the floor? UGH!

    here is your paint pick in a kitchen ...its more minty [cool] than what might be advised considering your floor...but maybe get the floor fixed first. if you have to strip and restain you could change the floor. . the paint color looks good with the red tinged floor stain and hood as well. Are You really ready in 3 days to start with the cabinet painting????

    I’m not very familiar with SW colors, but looking at pics online, Evergreen Fog looks pretty. I am a fan of green cabs and black counters! Sometimes my cabinets look gray in photos but read pale green IRL. (SW Filmy Green)

    I am not sure that the Evergreen Fog and Agreeable Gray are good companions.

    I agree with a green color for the black countertops. If you are painting anyway have you looked at different countertop options? You might be able to find something that is level one granite that will look better than trying to work with that sparkly black.

    Is the finish bad on those cabinets, because the stain color is pretty nice. Not too red or orange.

    The finish on the cabinets is pretty rough. The painters have carpenters who are also going to have to shore them up a bit.

    If we decide to stay at the house we will renovate the kitchen, add a garage and a screened in porch. At this point, we don't know if we will live there six months or forever.

    I looked online for recommendations for companion colors for Agreeable gray and Evergreen Fog was one that came up several times. I hope they like each other. The painter is going to sand and prime them. So I have some time before he actually paints the color on.

    That's really pretty Sue! I'll get a sample tomorrow and run by the house. There is also Eider white which I was thinking of using in a bedroom.

    I like the cabinets just the way they are. Is there a reason, you want to paint. I also like the black granite countertops. Its a nice kitchen. Just needs wall paint and a bit of color added. If you do paint them, they need to be cleaned, and they need really good sanding, and they need a bonding sealer primer, and the paint needs to be a special paint for cabinets.

    I agree the cabinets look good to me as is; raised panels like that will be a lot of work to paint well due to all the details and edges to sand and you’re liable to see gaps/cracks in the paint over the year unless the humidity regulation is right. You might be able to stain the floors darker to hide the blemish, it can likely be saved out too .

    I think Evergreen Fog is too dark for your kitchen. There are many examlles of green cabinets online. I would look at a light olive or light sage green with an ivory or cream for walls.

    Have you ever tried restore a finish?

    My parents kitchen cabinets were looking worn near the sink and with a $10 dollar bottle and a rag in less than 1 hour it looked like I had refinished them. They thought I had sanded them and stained

    Your cabinets look good in pictures and if you dont plan on staying there maybe its best not to paint them

    I've also seen a lot of bad painted cabinets and only 1 done right and they used this special italian paint or something

    I would reconsider the gray also for the walls. I think you need a different color with those floors.

    Is the floor real wood? Can it be refinishe?

    The green you chose will not be as good as other shades of green suggested. I would keep the walls white since you already have dark counters. If there is a lot of wood in the house, look at SW Antique white. It’s a warm white without being yellow.

    If you can live with those cabinets, you’ll save a lot of money and mess. Get some lemon oil and 0000 steel wool and gently clean them. When you wipe off the oil, you will see a different color, for sure. Some new hardware will perk them up.

    It would be cheaper to remove the 4” black backsplash piece and tile that area if you want to ”freshen up” the house (for yourself and for resale). A new backsplash will mitigate the dark black countertop.

    Or, you’ll decide to stay there and save for a whole new kitchen. Keep us posted.

    I wouldnt do a thing until you decide what YOU are going to do regrding living there or selling. Why would you want to waste money on something you may move out of in six months?

    I would pop off the 4 inch bs. Then do either a white subway tile or a green.

    If you do green, you can use a green for the walls.

    Could you expand on the comment “the market is tough”…this would help on deciding if “as is” is a better choice..or if updates will greatly increase ability to sell…and a higher price..or does your market prefer either choice?

    My biggest objection to painting doors with so much detail is that the paint more likely wears poorly on the raised edges..I think this may be why distressed finishes came into existence…cabinets painted in the factory hold up way better unless you have the doors removed and finished by a pro ..with a sprayer

    Did the tenant hava a pet? If so, and there was a rug in front of the sink, I would bet the pet peed on the rug. In the DR of our first house, the owner had a large dog that went on the carpet. Two huge dark stains. The majority of the stains came up when the floors were refinished, but not completely. As dark as your stain is, it most likely would not. The boards could always be replaced before refinishing (if you decide to stay). In the meantime, buy a pretty rug to cover.


    The photos eld6161 posted look like a good option for the short term.

    Hi, sorry everyone. My elderly mom took a fall and I've been at the ER for days. Without a "qualifying stay" I'm navigating nursing home stays and how to run off and join the circus.

    It is definitely dog pee on the floor.

    I have someone who will look at it, but not right away. I believe if we stay we will have to do new hardwood. Those floors have been refinished several times. This tenant was growing coral in giant aquariums. The one in the living room must have leaked and he refinished the floors without telling me. The bedrooms are a different color.

    As far as the market here goes, I've got two specific condo complexes we'd consider. Once our primary home sells we will be able to wait for the perfect unit to come on the market and have a good budget to work with.

    Anyway, I so appreciate everyone who took the time to comment.

    Oh my, sorry about your Mom! Hope she is better and you find a good spot for her. I know how very stressful it is. Hope you can get some rest.This too shall pass.

    Focus on your mom and only what you have to do right now. No matter how things go, that is time you won't get back and it won't wait. You can join the circus anytime. ;-) Been there, and I'm so sorry for all you and your mom are dealing with, but I'd camp out in a tent and dig a latrine to have had more time with my mom.

    Hi Everyone, I was surprised to see this popped up. Thank you for all your kind words.

    My mom is OK, but we are on a slippery slope. She's had outside full time care at her assisted living facility since she got home from the hospital. Financially, it isn't sustainable so I'm exploring options. Running away and joining the circus is still on the table.

    Meanwhile...we have moved to our new/old house. We had the house painted, I went with Agreeable gray because it works with the new cabinet color....Pewter Green. I LOVE IT. We are also super comfortable here and pretty much convinced this is where we are going to stay long term.

    I live on the upper part of Cape Cod. Homes are pricey and go quickly usually. The condo complexes we were looking at are all popular with retirees or second home owners because they have first floor bedrooms. The house we are in is a ranch with a full finished basement. It's in a nice neighborhood and it is quiet here. The house has lots of light. It's located near an abandoned cranberry bog so there are lots of interesting birds about. We have a lot we'd like to do, but we will be waiting until our house sells We are shooting to get it on the market for Memorial Day weekend. Hoping the pool and proximity to one of the Upper Cape's best beaches will help sell it.


    We will need new furniture. I'm thinking a kitchen island as well. My next big project is mantels. The fireplace is double sided and was really dirty 70's brick so we painted it black. We have a sawmill nearby and I'm hoping to pop in there and ask some advice. I really wish someone would just say "Do this and I'll make it for you and install it". You all are the next best thing.....Oh, and on the other side? The little bricks that are there to attach the mantel to are at a different height. :) We are living on DD's Ikea couch, all the furniture the RE agent wanted out of the other house and this Persian rug my mom rescued from a dumpster. It's actually kind of fun.

    Wishing you luck with your mom. Caring for our parents can be such a challenge. Went through hard decisions with both my mom and FIL. My MIL who lives with us is on the edge of needing, at minimum, Assisted Living with some extra care.

    Oxalic acid may work on the dog pee stain. I'm using it now to remove an oven cleaner stain and remember reading that it works on dog pee too. Takes several coats.
