Rain runoff? Does that mean standing water, soggy feet for too long? Or does it mean pollution?

I'd pick out some trees that will grow larger and place them along the edge of your property, designed to frame views from or block views into your windows.

So, I'd have 3 to 5 large trees, then fill in with smaller trees and shrubs. Give them pleny of room to grow in.

The rain runoff is from our gutters and our neighbors. If we had planted the trees 1-2ft over, they probably would have survived because the trees on the other side are still alive and they are not directly in the rain runoff. We may try planting some of those again because now we have a row of trees between one neighbor but not the other. I like the idea of larger trees with fill in shrubs.

I'd start planting my own woodland. Plant as many trees each year as you can afford. Basically recreating what the builder took away. Ask a local nurseryman which trees are best in your area.

Some option to go with patio

These are great and fairly simple! Thank you!
