When we've done home renovations (adding hardwood, remodeling a kitchen, building a deck, planting trees, replacing light fixtures, etc) it has been for our own enjoyment, not for potential resale.

Not knowing how long you will stay is a huge factor, however. I would be reluctant to invest a lot in a house if I wasn't planning to stay there a while.

Most home renovations do not really pay off financially in terms of ROI.......Do them if you want those changes to improve your enjoyment living there.

If you don't know how long you will be there, I would only do what is absolutely necessary

Renovations are for you, not to make money. They do not add as much monetary value as they cost. They add other value.

I do renovations that I like, AND increase the value. Mostly I tackle expensive labor jobs as I put more value back in.
