Tile $537 ($100 of that was shipping!); Sink $371; Faucet-Hook-toilet paper holder - $87; Sconces $88; Wallpaper $455; sink, p-trap + drain, toilet + handle - $502; mirror $165; fan/light - $173.

Amazon was my source for the mirror and sconces, tp holder, towel bar and hook. It saved a lot of money since some sconces I liked were quite expensive. Mirror - same story.

It is lovely. If you really wanted to, you could get a p trap to match your brass finishes.

And I did! The plumber said they didn’t work for my wall plumbing and offered white (since the wainscoting is white). It was a definite compromise.

Wow RedRyder, it’s so lovely. May I ask how tall the ceilings are and what you did on the ceiling? Is it papered?? That would be cool too. And thank you for not putting a skirt on that sink! It would be like putting a skirt on a cat. Just wrong 🤦🏻‍♀️

@VAval - The ceiling is 10’ high and yes, it is papered. The dimensions of the room are/were challenging- 3’ wide, 9’ long and 10’ ceilings. I used to jokingly call it “The Coffin” because it’s so tight in there. It definitely feels better now.

Papering the ceiling “brings it down” somewhat.

Thank you, @Kay p! The nicest part of this home is our land. We have a beautiful horse farm on 50 acres that very gently rise up. The house is on the part of the rise that makes it look elegant when you start up the driveway. But honestly, the horses in the paddocks are the best back drop for any house.

And the description above of your land and the drive up to the house paints such a picture in my mind. I don’t know where you are (and you need not say!) but I am rather obviously in VA, and this sounds just like the beautiful Charlottesville countryside. I will now always imagine your gorgeous powder room up one of those lanes. When I’m done admiring the horses ;)

RedRyder you did great with costs! I try to be a savvy shopper but since we have to hire out everything our costs explode! This kitchen redo keeps getting more and more $$. But that’s another sitcom 😂

VAval - Ironically, we first looked in Virginia. But the property taxes in horse country were not much better than where we already were. It also snows more in VA than I was willing to put up with since we were leaving the Northeast.

This is the view from the porch. Across the street is a food farm that is 800 acres. Lucky to have found this farm.

Your powder room is stunning! what brand & color paint is your wainscoting?

@ps4405 - Thank you! The brand is Sherwin Williams. I don’t remember which white it was, but it’s a pure white. It’s a low gloss so we can wipe it, if needed.

Laying out the wainscoting was a mathematical challenge. Probably the hardest part of the whole job.

Well, RedRyder. Move those hills in a bit and you may as well be in VA. Goodness, that’s one beautiful view. I can see why you love it so much. Those taxes are probably still as bad, but sadly to me, that VA snow seems to be a thing of the past.

VAval - My experience tells me that taxes only go up. At our farm, we board other people’s horses and grow our own hay, so we have an agricultural certificate. It puts us in a different tax category.

I read your comment as saying there is less snow in Virginia these days. That probably aligns with how much hotter it is here in the mid South since we arrived in 2015. Besides the discomfort of the humans, the horses are pretty uncomfortable. My oldest horse roams the property (he’s an unusual animal in myriad ways) and he needs to be hosed down every day when he comes back to the barn. His time outside varies depending on the heat.

All the stalls have fans running whenever the horses are inside.

Yes, RedRyder, that is exactly what I’m saying. It is so much warmer now than even 5 years ago. We could expect at least a couple traffic paralyzing 😏 snows. No more. And I have wondered, some days when passing through the horse country, on very hot days, some horses are actually wearing blankets! Is there such a thing as a cooling horse blanket? I’ve been mystified. (Sorry for the fabulous powder room deviation all). And yeah, I’d love to find that place where the taxes go DOWN. Sounds like you have some good, environmentally friendly practices in place. Yet tomorrow will be in the upper 70s here! This area still gives us the occasional respite.

@VAval - In the hot weather, you are seeing fly sheets in the horses. They are an airy netting fabric that keeps the bugs from annoying the animals but allows air flow. They’re not “blankets” such as we use in cold weather but a different material altogether.

RedRyder, this is the first time I've received notification of your thread. I must agree with everyone in admiring your home and what you've done. Lovely taste. Would you please share sourcing information about the area rug in your great room? I'd also love to see more photos of that room, and any rooms!

I got the rug from a local rug store owner, but The Rug Decor has it in several colors. The pattern is called Tree of Life. My rug is moss green. Their price is way better than what I paid. I recently bought a hallway runner from them and it is beautiful - thick wool, tightly knotted.

Here is the hallway rug from the Rug Decor. Very soft wool. They are usually made to order, so they take a while to arrive.

My dining room rug is a deep turquoise, not as muted as the others. And this was the first new one I bought for this more recent decorating flurry.

It’s an open concept house so all the rugs need to play nice.

Can you source your wallpaper?

Yes. Bought 4 rolls from Home Depot (they had the best price). Name of wallpaper company and style is on my HD receipt.

Your beautiful historic home is blessed to have you! love the tall ceilings, door framing… & i think the bathroom sink is perfect your home. It recalls the type of sink you’d find in a house like yours. it is a beautiful bathroom, the wallpaper is stunning.

@pat1250 - Our current house is not historic. It’s a 2010 long brick ranch that has amazingly high ceilings. It feels very “airy” but also has A LOT of wood trim which dictated the wall color (everything is SW Antique). I have lived in an old house and loved it but this is a very easy house to love too.

i am in LOVE with your powder room - and what's odd is it is not the style that I would think I'd love! I am planning my powder room renovation - and it quite a bit different (although I am going to do a wall mounted sink/vanity - but it is going to be marble or quartzite). Everything works so well together - I'm not surprised based upon the suggestions/advice that you consistently provide to people on here.

Originally, my powder room had wallpaper - I spent a lot of time removing it! I swore I'd never wallpaper another wall in my house - but I've been thinking about wallpaper again after seeing all the stunning ones that people have installed over the past year or so.

I really love that you papered the ceiling!! Having 10' ceilings in a narrow powder room would feel a bit odd - but I'm sure that the paper brings the ceiling "down" in order to make it feel a little less high.

Question - did you install the wallpaper yourself? I assume that you did based upon the total cost of the renovation (doesn't seem like there is enough room in that budget for wallpaper labor). If you did it yourself, how difficult is it to paper the ceiling?

I am just wondering the level of difficulty in order to try to estimate how much it would add to pay someone to paper the ceiling in my powder room!

Second question - what color white paint did you use for the wood/trim? It is a pretty white (at least on my monitor).

I posted a comment fairly recently re: how much I'd like to see rooms inside the houses of pros/non-pros who provide great advice on a regular basis - and then I found this post - and LOVE how you've shared so many photos! I can only imagine how beautiful the land looks in person + I love horses!!

I did not paper the walls myself. My labor cost was $9000 and the painter also did the wallpaper. I know it was difficult because we took a lot of time figuring out how to best lay the pattern up there. Going with the longest direction made sense. This guy was very deliberate and careful and gave me amazing results. I’ve wallpapered myself (only pre-pasted) and only vertical walls.

I don’t know the white we used but since I didn’t write it down, I think we agreed that in the new room with the new lighting, the SW pure white was best. If it were another white, I think I would have made note. (I’m pretty good at keeping track of what I buy and use.)

Thank you for the compliments about my house. We have been here 10 years and I have design helpers who make me more sure of my choices.

I saved a lot of money on the sconces and mirror (via Amazon) so keep shopping for good values!

About our property: it’s astonishingly beautiful. The house came with the farm so whatever it was, I was buying the land and our stunning view. I was just lucky the owner we bought from built such a great house.

The horses are also very happy.

Gold/brass metallic paint (there are some fab ones I've used on lamps) would jazz that pea trap up.
