We need every meausrement clearly marked and you need to post the plan in jpeg so we can enlarge it. Please do the measuremtn in feet and inches show windows too The drawing as it is is confusing so leave out furniture for sure . I assume what you show in the bathroom is a tub/ shower combo. Toilets are big deal to add to any upper floor so probably the bathroom is as good as it will get. I will wait for the proper floor plan posted here in acomment DO NOT start another post.

When you say loft conversion do you mean you are converting attic space in your home to livable space? If so, be aware that residential codes govern the head height clearances that are allowable.

Unless you can magically pop the top of this to create a lot more headroom, you have as much space as can exist. There are code minimums, and your list is large for a small space.

Gosh it looks like you are going to need to compromise on something. ie do you want a larger bath and reach in closet?
