Furniture for small sitting room

I am changing our kids playroom into a sitting room/teen hangout area. I’m having a tough time because it’s a fairly small room and has 48” wide French doors on one wall, (pic only shows a regular door and not French) the entrance way on another wall, and a window on a third.


I’ve attached a layout which also shows how the stairs are open about 1/2 way up. Directly in front of the stairs is the front door so that landing not only feeds into the door and entryway but the door swings open to the left.

Our tv is currently mounted on the wall opposite the stairs.


Option 1: leave tv where it is, and place a “chair and a half” on the wall where the stairs are. I don’t know if I could do a full love seat because I don’t want to block the doors although we leave them open 99% time and they lay flat against the wall. I’d like to then fit two more arm chairs in the room so maybe on either side of the tv? id also envisioned some built in media cabinet/bookshelves one day.



Option 2: swap tv to the wall by the stairs. That frees up the other side for a sectional. But if I did that I don’t think I’d have room to place any additional seating or armchairs. I know the teens will love a sectional but the older folks in our family tend to prefer armchairs.
