Updating a DATED apartment community

I was just promoted to an apartment manager of this community. It desperately needs some updating. The siding was just redone 3/4 years ago, so thats not an option.

The decks need updating, the posts need updating, I'm working on getting landscaping quotes.

I am open to presenting all options!

If that is pea green siding, I'd change the color and white might be better. Clad the posts to square them up and beef up their appearance. Can you tear out the concrete patios and walkways? I'd replace them with stone. Then the landscaping will add major eye appeal.

There’s no budget, just a “be conscious” and make sure there’s an ROI explanation.

agree to paint out the columns so they blend

i would make the grass area look nicer - perhaps have much smaller grass areas that can be better maintained/watered and then have the rest be landscaped appropriate to your region (thinking low maintenance plants like ornamental grasses and groundcovers) -

I think the building looks crisp and in good repair - i think its the scrubby grass that is bringing down the look

Please provide a photo from much farther back so we can see walkways, driveways, etc. and lighting conditions for possible plantings.

Here's an article about how to make apartment buildings more inviting out front:

If there's a one-time budget and maintenance available for landscaping, add a deep garden beds of shrubs, perennial plantings, and mulch to the edge of the patio/walkway and across the width of the building. This will give residents something green to look at, less lawn to tend. Lawns are costly, so the less you have of it, the less noise, pollution, and manpower you need to maintain it.

Even a couple small native trees with wide mulched beds, along with simple foundation plantings, would soften the mass of the structure. Add a couple attractive garden benches for people to sit under trees.

Get advice from a small garden center about what to plant for your light and soil conditions in your planting zone. Maybe get residents involved in maintaining garden beds for those interested in gardening.

Agree that you should paint the white pillars same as siding to make them blend in.

Agree with above comments about landscaping. Is this the back of building we see in picture or are the patios & decks front street facing? Improved landscaping would attract potential tennants but it does need to be maintained with irrigation & upkeep. There doesn’t seem to be any way to provide privacy for the lower patios especially without a major change to look of the building but landscaping that’s appealing & well maintained would at least make it more pleasant to sit on the patios & decks. What’s the lobby look like & are apartments in good repair?

I suspect, what they want to spend, is probably not what you would like to change. I would paint the tall white posts, so they blend. Use a power washer to clean the patios, so they look nicer, and create a yard of sorts, for all the units, by putting in some posts and some boards about 3 ft high, and once that is done, then get some grass planted. I would like to say, maybe a few plants, but, the renters in the units, may not want to mess with plants, so maybe that isnt a good idea. The units themselves look very nice.

Illustration of above suggestions (foundation planting, filled-in grass, brown posts). If the patios outside the sliders are for those units' use only and are not common areas, as a renter I would want a bit of privacy for mine (hedges? fences?). A few bright flowers at the entrance would draw the eye there without much expense or maintenance.

Great lighting will improve not just the curb appeal, but make the building safer. Is there lighting in the stair wells? Are the exterior lights by the entry bright and modern?

    Here are a few suggestions:
