I am hoping someone can help with advice on a better layout for our living room. I am attaching 2 pictures which may or may not help. 1st picture - the rough measurements for layout.2nd picture-some additional detail. As you will see the tv is currently on the wall in a small corner closer to the dining room. It is not ideal as there is a HVAC vent on the wall so we are somewhat limited with what we can put there. The overall layout is not easy to plan with as the steps come down into the living room and we have some strange triangle areas also. We are renovating the dining and kitchen area so thinking it may be time to do something different with this layout. My thoughts are below but happy to hear any suggestions:-Option 1- leave the same layout but consider moving the HVAC vent so we could possibly put a nice built in area under the tv for an electric fireplace.
Option 2 - same as Option 1 but rotate the loveseat to have the seating more in an L shape without blocking the hallway or stairs.
Option 3- put the tv on the 14ft wall and try to get a layout for the sofa and loveseat that does not block the window, stairs or general walking around the furniture/space.
Option 4- put tv in the corner where the sofa currently is, flip the sofa to where the current tv is and sofa in the L shape in between the stairs and hallway somehow.
