Please help with my apartment living space!

This is the living/dinning rooms. Weird turret and bay window are making this difficult to layout. I would like to use this entire space for entertaining but not sure what to do to make best use of the space given.

    Is the door next to the china cabinet removable to open the 2 spaces to each other?

    @jck910 the 2 rooms are connected by a pretty large opening. the photos are taken looking through the opening from one room to the other

    For this odd size room you need to fill in the dimensions where the red arrows are on the floor plan. I'm presuming the one with the smaller turret is the living room (judging from a previous post).


    If these rooms can be interchanged please also fill in dimensions for the other room.

    Would you be able to watch TV through the opening? I'm trying to figure out a way to watch the TV from the dining table and which room would house the TV to do so.

    @tracefloyd with a big enough tv you could see it through the doorway. Just added some dimensions to help show that. But its not huge and it depends on where the tv and table are. I'm not married to anything so either room could be used as a living room but the one with the hutch does have a door to the kitchen. Happy to just use it as one large space as well.


    Also thinking of removing the interior doors to the hallway since they dont do much and get in the way

    @Dean Stirrat, Can you interchange the 2 rooms? such as living room on the left and dining on the right? Didn't work on it yet put perhaps the more rectangular shape room on the right might suit a dining room better.

    Do you already own furniture you plan for these rooms? if so what are they with sizes.

    @lisedv Happy to interchange the rooms or marry them into one since there is al alright sized gap in between.


    Don't have any furniture yet. Wanted to get an idea for layout before making any purchases. Also was thinking about building some custom bench seats if they fit the layout

    This is very confusing. Looking at the blueprint, and judging by the photos, it looks like the white door next to the hutch IS the opening into the living room. And it looks like the living room has NO opening.

    I don't see how these shots were taken through the opening.

    @tracefloyd Yeah sorry about that. Here are some additional photos that might help explan the spacce better. These two doors lead from the hall. Probably going to remove them. The other door in the room with the hutch leads to the kitchen

    Is this a Victorian that was, at some point broken into small apartments or maybe a rooming house? What is original? Is that a fireplace? How much renovation, if any, do you want to do?

    @susan P yes this is a victorian style apartment building in san francisco. I don't know the full history but the building seems to be relatively unchanged in terms of layout.


    Yes that is a fireplace. Not working anymore but the hearth remains.


    I'd would not like to do any major renovation but open to suggestions. I have this rough scan of the full apartment that might explain the setup a bit better

    So the door with the chain is your front door? Sorry if it's a stupid question but I'm tryinig to figure out your traffic pattern.

    @tracefloyd no thats just an interior door from the hallway. Thinking about removing it entirely. If you check the full 3d model of the apartment you can see the front door at the bottom right.

    Make a TV room by blocking the door to the living room with seating and go thru the dining room. You can see the TV (aqua line) from the dining table if you get a corner TV stand. Built-in dining bench if you want.

    Here is a rough sketch of my concept... I did not measure the pieces.

    I'm so pleased. The easy chair by the door should swivel to face the TV or the conversation.....very nice with a lightweight ottoman moveable for the feet.

    @tracefloyd have your idea plus a couple others. Going to look around at furniture and see which setup works best with what we find. Still open to ideas though

    No other ideas, I would want to see the TV from the dining table even if in the other room.

    You could get a swing arm wall mount for the TV to swivel, or a corner furniture unit for it as a tabletop TV.

    How about something like this? I just find the layout odd with the 2 loveseats which to me seem out of place.

    Two armchairs, one with a side table, 2 poufs under the TV (extra seating when needed), a round coffee table fits the space better, and a longer but narrower console table behind the sofa. Think about the sofa with a chaise, I have that in my TV room and don't find it all that practical, perhaps a 3-seater sofa would be better.



    Lamps can be placed on the console table behind the sofa, on the side table next to the armchair and a floor task lamp next to the other armchair. If you plan on having pot lights in the ceiling you still need different levels of lighting.

    Then you have IKEA across the Bay Bridge in Emeryville for those wonderful fillers. I happen to like Cost Plus World Market for swivel chairs, artwork, mirrors and the amazing aromas that fill the air when you are there. So many that you can take home. Great chairs and dining tables too. The closest one to you is in San Mateo. Heartbroken that they closed the Cost Plus World Market near the Fisherman's Wharf.

    Gf already didnt like some of thr stuff. definitely kept the recipts, haha. Fireplace does not work, just a shell and totally sealed. looks like there is a pipe and its prepped for gas but I dont know about that for sure

    • The couch is 86" wide.
    • There is a padded ottoman with storage for blankets, etc.
    • Two small padded stools for extra seating or foot rest.
    • Three small swivel chairs from Cost Plus World Market. Several of my clients have these. I scouted them out for them. They are very comfortable







    • One small TV console for electronics and storage.
    • One 48" TV.

    Please ignore the mess just had a house warming party of sorts. Not married to this arrangement and will probably try a few more. obviously the tv is in a strange place and has a unqiue stand but were trying to get creative here

    You have some very good suggested layouts & ideas. Look at what you have a dis jointed scattered, nonfunctional layout ignoring all the good suggestions you have. Well, well , well!!!!

    Are those pieces furniture you had that you've placed in the layout you are showing? That's not at all like any of the good suggestions given above by different people and doesn't seem very cohesive.

    If at this time you're not in a position to replace all of the pieces you have perhaps point out the ones you'd like to keep and so that we can work on a layout using those pieces.

    Your place is so unique and it's always hard to design a vintage space from the 30s to accommodate the way we live today.

    So, I'm just going to throw this out there: Consider the following:

    Primary Bedroom: Since it is awkward entering those rooms, consider making the right room your Primary Bedroom. Straighten the angeled doorways. That wall at the end of the hall is perfect for art.

    Entertainment Room: Make the existing rooms at the bottom left of the plan the living room, especially since the entrance will make more sense. those two spaces will also be easier to set up an entertainment space and tv. Eliminate the hallway walls and dividing wall. You can be very creative leaving support columns as necessary, and design a AV hub.

    Dining/Wine Room: The top right room with the built-in cabinet can be your wine bar/dining. That room can have a a dark cozy atmosphere, with a banquette under the windows, additional pull up chairs. On the common wall to the new living room, a floor to ceiling wine rack w lighting.

    Note that the renovation is not extensive. Removing portions of walls, and adjusting the angled dooways, using existing trim and doors.

    Here's some ideas on what the view can be for the new relocated living room/entertainment area. By connecting the two rooms near the entrance door, the space will be open and functional.

    BTW your place is fantastic! I think I'm jealous.

    First take a look at the proposed floor plan below and the suggested refiguration of rooms.

    Then you are allowed to look at the inspiration pics. haha.
